LOCATION
The acreage is located just east of Eaton, just north of a paved county road.  The small town of Galeton is about a mile east of the property, with farmland between. The entire area is mostly farming, with many multi- generation families, which embodies a strong rural community.  Schools in the area are highly rated. Yet, you will be just minutes from Fort Collins, Windsor and Greeley and they offer all amenities.

ACREAGE AND DESCRIPTION
The acreage consists of two contiguous parcels. The south parcel consists of 5.03 acres.  The home sits on this parcel, along with a storage/garden shed. Approximately three acres of this parcel is fenced and safe for pets and livestock. It is fully landscaped and irrigated containing many mature trees and shrubs (80+). A nice lawn area surrounds the home.

The north parcel consists of 6.78 acres.  The outbuilding/shop sits on this acreage.  It has its own driveway access.  The bulk of this acreage and the balance of approximately 2 acres of the south parcel is all in native grass and has a gentle slope to the southeast.  Both parcels were surveyed in 2021 and survey is available to buyer. Farmhouse
The two-story farmhouse dates back to 1910, and was the original homestead of the well-known Bay family, and are still farming neighbors in the area.  The home was tastefully fully remodeled in 2016, with updates in 2020.  The home appliances in the gourmet kitchen are all top of the line.  They include a Wolf gas range/oven combo, the cooktop is gas and the oven is electric.  The refrigerator is a Sub Zero high capacity and there is a Wolf Warming Drawer/Microwave combo, Jenn-Air Beverage Cooler, custom vented range hood, Fisher & Paykel Dual Drawer Dishwasher and LG Front load Steam Washer and Steam Dryer.  The home has state of the art HVAC that includes Radiant in floor heating, 2 LG Inverters with Heat Pumps and 4 LC Mini Split Head Units that provide both heating and cooling.  For those with allergies, there is no forced air.  The main floor is gray, wood grain tile with the radiant in-floor heating, as is the main floor bath.  The kitchen and guest bath countertops are Quartz with a custom stone backsplash in the kitchen.
