LOCATION
Paonia Colorado is 227 miles southwest of Denver and 89 miles south of Aspen, Colorado. The North Fork Valley Airport is a short drive to the west from the ranch, this public airport is 5,798 feet in elevation, with a 60 foot asphalt runway. Commercial air services can be found in Grand Junction, 70 miles to the northwest and in Montrose at the Montrose Regional Airport 51 miles southwest of the ranch.
The ranch offers a four season climate with mild summers and winters. Average high temperature in July is 81 degrees and the average high in January 32 degrees. Situated in the Conejos and Rio Grande River valley the ranch is surrounded by high mountains and plateaus.
ACREAGE
The Lazy H Ranch consists of approximately 4029 acres: 2200 acres in Delta County and 1800 acres in Gunnison County. The ranch shares a nine mile border with the Gunnison National Forest and Bureau of Land Management. Thirty-five acres are fenced for irrigated grass/hay pasture, with 2.9 acre feet of water rights outs of the North Fork of the Gunnison River for irrigation. During the current ownership, 1000 +/- sheep have been grazed on the ranch for a five to seven week period annually. No other grazing has taken place on the ranch during sellers ownership, creating the best habit for the deer and elk.
RECREATION AND WILDLIFE
The Ranch is an ideal location for horseback riding, hunting, ATVs and snowmobiling both on and off the ranch, and the direct access to National Forest and BLM provide unlimited opportunities for mountain recreation. Situated in the natural migration route for big game, the Lazy H Ranch is one of the most prolific hunting ranches in Western Colorado. This ranch is the largest private land holding in Colorado Division of Wildlife hunting area 53. Because of the size it can receive between 15-20 land owner hunting tags per year. Historically management has harvested three trophy bucks and 8-10 management bucks each year, the bucks have scored between 220-190. Close to 1000 +/- deer and over 200 elk have been counted at various times on the ranch. Approximately one and a-half miles of the North Fork of the Gunnison River is on the ranch. The fishing in this mountain river is excellent for Rainbow, Brown and Cutbow trout.
IMPROVEMENTS
The main residence is 5000 square feet, four bedroom / two and a-half bath built in 2003, it includes an oversize garage and an additional ATV garage. A second home is currently under construction in 2008. This 4000 square foot home is four bedroom / four bath, with a full basement attached garage and ATV garage/shop area. The original ranch home is a two story 1538 square foot home built in early 1900s, the home has three bedrooms and two baths. Other improvement include a 33x66 Morton building/shop, walk-in cooler, fully furnished mountain cabin, barn/tack room, 2500 gallon buried water system, and underground electricity to all buildings. |
