OVERALL DESCRIPTION
This 640± acre property is a Sportsman’s Paradise, as well as, an excellent cattle/grain production ranch. ADDITIONAL OVERVIEW
This 800-acre ranch is a Personal Home and Sportsman’s Paradise. The property includes 450 acres of native grass pastureland (some of which could be farmed), ponds, and ravines. There are also 310 acres of dry-land farm ground that could be planted as corn, wheat, sunflowers, and Milo or soy beans as grain markets dictate to pay for the farm itself. The ranch was a 200-cow/calf operation up until 2004 (it originally included an additional 1,800 acres now sold). It is all cross fenced, has older corrals, numerous draws, small canyons and rock ledges.
Two ponds and a 1,000-tree windbreak contribute to making Smokey Hill Ranch a unique wildlife property. The largest pond is spring fed (eight acres +/-) and is stocked with Large-Mouth Bass (up to 24”), Channel Catfish, Bluegills, and also brings in lots of water foul. The second smaller pond is one to two acres and also provides plenty of water for wildlife diversification, including deer and Pronghorn Antelope. Twenty five years ago, 1,000 trees were planted three to four rows deep on this property: Rocky Mountain Juniper, Mountain Ash, Australian Pine. These trees are a windbreak around the 12-acre building site and calving pasture. Currently this windbreak creates wonderful wildlife habitat for the abundant pheasants, doves, quail, Prairie Chickens, Mule Deer, Whitetail Deer, and migrating Monarch Butterflies.
LOCATION
Smokey Hill Ranch is located approximately 80 miles southeast of Colby, Kansas. Although this property is positioned on a State Highway, it is a sparsely populated, rural area. Utica is a town six miles east which has a great restaurant. It is 20 miles to the local hospital, and larger cities are within an hour’s drive. The ranch is surrounded by privately-owned pastureland, CRP, and crop land. Cable TV and internet are available.
ACREAGE
This acreage provides stunning sunrises and sunsets. The ranch is in the migration path of Canada Geese, as well as other water foul. Because of the mature windbreak of trees and the close proximity of the two ponds, this unique property is also in the spring and fall migration path for the Monarch Butterflies (to and from Mexico). No mineral rights go along with this property at this time.
RECREATION
This sportsman’s paradise includes deer, antelope, pheasants and other upland game birds, and migratory water foul (Mallards, Teals, Red-headed Ducks, Bufflehead Ducks, Shoveler Ducks, geese, and more). The property is eight miles from Cathouse Recreation Resort (fishing, golfing, four-wheeling). Additionally, Cedar Bluff Reservoir & Scott Lake State Park are within 40 miles, which offer fishing, boating, and swimming.
IMPROVEMENTS
The ranch has a 1980 modular, pre-built house (1,352 square feet) with a full basement and can sleep as many as 8-10 guests. The home has a spacious living room, large dining room, laundry room/mud room, two-bedrooms on the main floor, with the basement divided into four rooms. The main level is handicap accessible. A new roof was put on in 1998, and there is Direct TV Satellite, as well as DSL lines. All appliances go with the home (all Whirlpool brand and under 10 years of age). The home has air conditioning, propane heat, and an electric fireplace. A mobile home site or motor home site is approximately 75 yards away from the main house, with all of the separate utility hook-ups in place.
Two fresh water wells, each approximately 100 feet deep, supply water to the house and five hydrants, with two and a half miles of underground pipeline servicing three stock tanks. One of the wells is operated by a windmill. There is ample parking and turn-around space. There is a 30’ x 50’ metal shop with 220 volt electrical hook-up. The property also possesses two 30’ x 50’ barns and two 30’ x 50’ loafing sheds. All out-buildings are metal, pole-barn type.
