LOCATION

Circle Farm is located in McCone County, Montana, just south of the Missouri River and Fort Peck Reservoir. The farm is approximately 15 miles northwest of Circle, Montana, which is in northeast Montana.

ACREAGE

Circle Farm has a total acreage of 2,544.3+/- acres, of which 2,163.8+/- acres are cropland. This leaves 380+/- acres of grassland, including the outbuilding location. The farm consists of four legal-land sections all contiguous (640 acres each). The farm is currently being rented at $35 per acre for the crop land, which shows a return of approximately 5.5%, without adding any winter grazing income.
