LOCATION

The property is located seven miles north of the town of Fort Morgan along Highway 52. Fort Morgan lies along Interstate 76, northeast of Denver and is the county seat of Morgan County. Fort Morgan is also home of an Excel beef packing plant as well as other agribusinesses and Morgan Community College. The surrounding area is predominantly farm and ranch operations and Fort Morgan serves as the local trade area. Nearby Brush, Colorado is home to a large livestock exchange market. Fort Morgan lies along the South Platte River and is well known for its excellent crop production, feedlots and dairies.

ACREAGE AND OPERATION

The Rolling T Ranch encompasses 10,391 acres with 9,991 deeded and 400 acres of other free-use private land fenced into the ranch. The topography of the ranch ranges from rolling and gently rolling grasslands to undulating farmland. The ranch has a high ridgeline on the north end with steep draws grading into rolling and gently rolling pastures towards the south as it grades towards Wildcat Creek which meanders through the property. The general terrain of the farmland is undulating to nearly level.

The ranch offers excellent grasslands and good quality farmland. The grasslands are fenced into 9 total pastures with 5 large grazing pastures and 4 smaller holding pastures. The ranch is well fenced with perimeter and cross fencing consisting mostly of 4 strands of barbed wire on wood and steel posts. The principal grass varieties are Buffalo Grass and Gamma Grass with some sage varieties common to the area. The topography varies from gently rolling and rolling hills to heavily sodded grass bottoms in the draws. The water characteristics are very good with several wells supplying underground pipelines to 12 tanks on concrete pads, 2 windmills, 11 springs and approximately 26 earthen runoff dams of various sizes.

The CRP lands were re-enrolled in 2010 or 2011 for 10 year periods with an average rental of just under $30/acre/year. The farmland and ranchland are leased on a three year basis to a local operator. The lease is subject to sale and, thereupon, expires at the end of the current crop year.

Overall, the property is in a high state of cultivation with modern farming and rangeland management practices being implemented.

The ranch is improved with a 3 bedroom, 1 bath home together with two sets of corrals and shipping facilities, one metal barn and three metal sheds.

WILDLIFE

Another highlight to the ranch is the abundance of native wildlife and birdlife on the property which allows for additional income from hunting leases or could be retained by the owner for his/her own use. The ranch provides habitat for mule deer and antelope through out the property. MINERALS

The seller will convey one-quarter of any mineral rights owned by seller. The exact mineral ownership is unknown, but the ownership is divided. The seller believes they own from 1/8th to ½ of most of the minerals estate.
