PROPERTY DESCRIPTION

Possibly the most noteworthy fact of the Davis Brothers Property, is that this land has been in the same family for well over 100 years!! This land has never been offered for sale since the beginning of abstracting and recorded ownership.

This highly productive farm ground is located in the southwestern portion of Ochiltree County of the Texas Panhandle. Perryton, Texas is the county seat and has long been known as a strong agricultural area. From the Dust Bowl Era, to row crop farming, and now center pivot irrigation, this area has grown with the advancement of agriculture. This auction property is surrounded by some very good irrigated farm ground which gives good indication of development.

Both sections are in very close proximity to multiple grain marketing options. Spearman, Waka, Farnsworth, Perryton, and some country elevators will give the new owner several directions to haul grain.

As well, the family is offering with this auction all of their mineral ownership. It is highly unusual and not very often that some very nice farm ground is offered for sale that includes some producing minerals. The surrounding area has seen drilling activity for years and even more recently some new drilling sights as well.

The current tenant has done an excellent job of farming this ground for many years and these are two very clean and productive sections of farm gound. For several years the tenant has used a crop rotation that includes 1/3 wheat, 1/3 milo and 1/3 fallow ground.

TRACT OPTIONS

Tract 1: Section 49 T&NO RR BLK 4T, 640 surface acres +/- Ochiltree County, TX
This is a nice, productive piece of dryland farm ground in the southwest corner of Ochiltree County. There are some very nice irrigated farms surrounding this section which gives some indication of future development. The property has access to three phase electricity from tns. From Spearman, take CR 759 approximately 8 miles to CR 3 and then north one mile on a paved road to the southwest corner of the farm. Waka is also about 4 miles to the north on paved road. As well, there is a country elevator southeast of the farm on 759 approximately 6 miles to a Consolidated Grain and Barge site. Consider combining tract 1M to include the minerals with this section.

Tract 1M: Section 49 T&NO RR BLK 4T 640 +/- net mineral acres Ochiltree County, TX
This is the corresponding 640 acre +/- net mineral tract under the surface of Tract 1 Section 49. The sellers believe that they own 100% of the minerals. There are currently two gas sites and one oil pump site on this section. Consider combining Tract 2M to own all of the minerals being offered today. This section is a very level and productive piece of dryland farmground located in southwestern Ochiltree County. The property has great access utilizing one mile of a well maintained caliche road just off of paved CR 759. Multiple marketing options are available with elevators only three miles to the Consolidated Grain and Barge site. As well, Waka and Farnsworth are about a 13 mile drive, Spearman is located 17 miles away, and Perryton Equity is approximately a 19 mile drive. Irrigation in the area is strong and the farm has access to three phase electricity on the north and east sides of the farm. To get to the property, travel on 759 east of Spearman about 16 miles to CR 10, then one mile south to the northwest corner of the property or go south of Perryton on Hwy 70 about 13 miles to CR 759 then east 5 miles to CR 10, then one mile south. By combining tracts 2 and 2M you will own the surface and minerals of this section.

Tract 2M: Section 91 T&NO RR BLK 13, 640 net mineral acres +/- Ochiltree County, TX
This 640 +/- net mineral acre tract ties together with the corresponding surface of Tract 2 section 91. The sellers believe that they own 100% of the minerals and there is currently a relatively new oil well site on this tract.
