LOCATION
The ranch is located in southern Colorado approximately eight miles southwest of the town of Aguilar, by way of County Roads: 43.7, 50.9 and 48.8. The area is a combination of small, medium, and large acreage cattle and hay ranches, and some properties that are used primarily for hunting, fishing, and other types of recreation.
ACREAGE AND DESCRIPTION
The lower ranch is made-up of flat to undulating, open grass much of which is productive sub-irrigated hay meadows. A year round stream courses through the property. There are at least six (6) natural springs and two ponds on the property which provide a water rich environment for the livestock and wildlife in the area. Mature Cottonwood trees line the stream creating a tranquil a pastoral setting in the Ranch meadows. The upper portion of the ranch has hill and mountain sides that are densely covered with Ponderosa pine, fir trees, pinion and juniper trees. WILDLIFE AND RECREATION
Deer, Elk and Turkey are plentiful on the ranch and in the area in general. Other game animals such as bear, Mountain Lion and bobcat are also residents of the area. Recreational activities, on the ranch and in the general area include: hiking, mountain biking, climbing, fishing, and cross country skiing and snowshoeing in the winter months. Hunting and other activities are also available in the San Isabel National Forest which is in close proximity to the ranch.
WATER RIGHTS AND RESOURCES
Any and all mineral rights and any water rights owned by sellers and appurtenant to the property will be conveyed.
IMPROVEMENTS
The owner’s home, built in 2002, is a two story, 1,000 sq. ft., wood frame with two bedrooms, two bathrooms and a four car garage (two cars back to back). Part of the garage is currently used as a workshop. Water is from an adjudicated spring. The water filtrations system is in the garage.
The guest house has two bedrooms, one bathroom, a cool cellar, and a detached garage. Water is from a well.
Other improvements include a barn with hand-hewn logs, hay barn, a loafing shed, and an additional structure the owners have used for their goats and livestock.
