LOCATION
The ranch is located approximately 9-miles north of the town of Rye, which is about 8-miles west of Colorado City, just off of Interstate I-25.
Commercial air service is available at Pueblo Memorial Airport through Great Lakes Airlines and there are a number of airlines serving Colorado Springs including: America West, American, Continental, Delta, Mesa, Northwest and Delta. The airport is about 85-miles from the ranch.
ACREAGE & TERRAIN
There are approximately 210 acres, partially bordering the San Isabel National Forest, which are mostly covered with a variety of coniferous trees, Gambel oak, and Aspen trees. The centerpiece of the ranch is a picture perfect, lush, grass meadow of approximately 30 acres situated directly in front, and south of the main house. The meadow provides excellent grazing for wildlife and livestock, and there is a spring-fed pond. The balance of the property ranges from gently sloping hillsides, to steep hills, to some vertical mountain cliffs. Overall the rock outcroppings are quite dramatic and beautiful. A portion of the property spans canyon through which a mountain stream courses.
IMPROVEMENTS
The stucco exterior main house has a total of 4,546 sq. ft. (2,424 sq. ft. finished on the main level, 2122 sq. ft. unfinished on the lower level), and a two car garage. This house is very solidly built, well insulated and, with some attention to the deck, is in sound condition. And, the house is beautifully sited to take full advantage of the majestic mountain views, and of the lush meadow.
The living room features a wood-burning stove and sliding glass doors to the deck. The master bedroom has a wood burning fireplace, a very large walk-in closet, skylight and controls for satellite. The ranch and surrounding area are a sanctuary for elk, deer, bear, bobcat, turkey and coyote. The ranch is in Game Management Unit # 84 which is a draw area for elk and deer. Being over 160 acres the ranch may qualify for Landowner Preference, which would allow the owner to apply to be in a drawing for a license.

Electric: San Isabel Electric Assn.; telephone: Rye Telephone Co. Water is provided to the main house from a series of three underground storage tanks, total capacity approximately 3,600 gal., which are fed from a 450 well. The guest house receives its water from a natural spring which feeds a 1,000 gal. storage tank. Internet access is via dial-up, satellite. DSL is most likely available, as the adjoining neighbor currently has access.
MISCELLANEOUS
Weekly garbage pickup at corner of Deifendeffer and Old San Isabel Rd. Mail delivery at Rye Post Office, or a rural box.
