LOCATION
The ranch is located in southern Sioux County, Nebraska approximately 20 miles northeast from Scottsbluff, Nebraska. Take Sugar Factory Road north five miles to Minatare Road, then east five miles to Jenkins Road, then 10 miles north to the southeast corner of the ranch.


DESCRIPTION
According to Sioux County records the ranch comprises 3,090.90 acres. The ranch consists of undulating and gently rolling native Sandhill prairie pasture. The range is well-sodded with native grasses including buffalo grass, grama grass and others. Some sage and yucca are noted scattered throughout the property. Livestock water is evenly distributed across the ranch with seven windmills supplying water to large metal stocktanks. The ranch is cross-fenced into three pastures and a set of shipping corrals is located in the southeast corner. The ranch is otherwise unimproved.


COMMENTS
The property would make an excellent summer grass unit for cows or yearlings. The property has good access along an all weather county road and is well located near the North Platte Valley where abundant livestock feed resources are available.
