The Kent Ranch is located about 35 miles north of Scottsbluff, NE and is accessed by year round county gravel roads.

ACREAGE & SOILS

The ranch consists of 2080 acres including 837 acres of CRP and 1,243 acres of grassland. A mile of Snake Creek (intermittent) bisects the property. There is no electric power to the property; however, it is accessible in the area.

• 264.7 acres pays $19.50/ year ($5,161.65) until 9-30-2015
  
• 572.3 acres pays $15.00/ year ($8,584.50) until 9-30-2008

IMPROVEMENTS

There are three wells, including three additional windmills, three grain bins and fences on the property. There are no building improvements of any value.

SUMMARY

The Kent Ranch is a nice acreage in an area with little development and lots of privacy. The property produces income and is a good value in today’s marketplace.
