The Lambert Ranch, consisting of 596 acres defines mountain recreation property. The ranch includes a beautiful hand made log home and garage, fully furnished and nestled in the surrounding aspens. Mountain springs provide water for the log home as well as livestock and wildlife. The Lambert Ranch adjoins the Gunnison National Forest and is near the West Elk Wilderness Area, which provides unlimited hiking and horseback riding. The property is located at a major confluence of wildlife migration routes in and out of the West Elk Wilderness. Its 9.000 elevation provides unlimited winter recreation including snowshoeing, cross country skiing and snowmobiling.
LOCATION:
Located 16 miles north of Gunnison, the property lies at the upper end of the pristine Ohio Creek Valley and near the Mill Creek Basin. The property is divided between upland sage (a critical habitat for the Gunnison ecosystem including the Gunnison Sage Grouse) and dense aspen and scattered pine and spruce forest. A grass and sage valley, full of springtime wild flowers, bisects the aspen and pine forests providing complete seclusion.
WILDLIFE:
The ranch is exceptionally well located for wildlife viewing with deer and elk often in site. Other wildlife in the general area includes bear, coyote, martins, mountain lion, grouse (Gunnison Sage and Mountain grouse), raptors and other less known but equally beautiful small game such as weasel, rock chucks, badger, porcupine and others. In addition, stunning views of the Ohio Peaks, Carbon Peak, the Whetstones and Red Mountain compliment the enjoyment of this fine holding. A true family recreation property.
IMPROVEMENTS:
While the property can be accessed year-round, the winter season travel can be challenging and is currently accessed by snowmobile or snowcat. The current owner of over 30 years has lived year round on the property and currently uses it seasonally. Improvements consist of a very spacious and tasteful handmade log home of approximately 3,000 square feet. The home is a two-story structure with four bedrooms, two baths and a large living/dining area and modern kitchen. A two car detached garage compliments the improvements which are tucked away among the aspens. Utilities include electricity and propane heat. Propane storage is sufficient for several years. The property is watered by mountain springs. One such spring has been developed and provides water to the improvements. Historically, the ranch has been grazed during the summer by livestock from a neighboring rancher.
The ranch comes turn-key with all personal property included in the sale with the exception of only a few personal possessions to be removed by owner. Included are two four wheel drive automobiles, 2 four wheelers, 4 snowmobiles, yard equipment, fuel and propane storage tanks, water holding tank, TV Dish, stoves, freezer, appliances and furniture. Excepting 1 sofa with 1 chair to match, 1 coffee table, 1 round corner table.
ACCESS
The property has access from two sources; the original access which is unconditional and comes into the southwest corner of the property from the end of Mill Creek Road. A secondary, limited and more practical access was created through a reciprocal easement with an adjoining property owner (Renick). This access begins at the Renick residence on Mill Creek Road (second residence up Mill Creek) and traverses northwesterly one mile to the southeastern corner of the Lambert Ranch.
