LOCATION
Mount Moriah Ranch is located between Livermore and Red Feather Lakes, Colorado. It is adjacent to, but not a part of Glacier View Meadows. From Fort Collins, travel north on US-287 approximately 17 miles to CR 74E, which is also Red Feather Lakes Road. Turn left and travel 12 miles west. Turn left on Mt. Moriah Road. Go ½ mile, driveway is on left.
ACREAGE AND DESCRIPTION
The 55 acres consists of several grassy pasture areas with Gordon Creek running through the property from the southwest side to the north, and continuing to the southeast into an adjacent lake. There is a nice private pond, surrounded on the back side with the lush growth from the creek. Although most of the property is fairly level, there are two pine covered ridges on the acreage with rock outcroppings and vast views. With most of the ranch being at approximately 7,050 feet in elevation, the tallest ridge rises 1000 feet above the meadow areas. The road into the property has been cut in and is graveled with native rock. In addition to the grassy meadows, the ranch has healthy stands of both evergreen and deciduous trees and shrubs.
WILDLIFE AND RECREATION
With the creek running through the entire property, at any given time you may observe deer, elk, fox, coyote and an occasional bear. Large birds of prey are not uncommon, as well as a variety of songbirds and hummingbirds. The entire area is surrounded by the 808,000 acre Roosevelt National Forest. The 6,650 acre Cherokee Park State Wildlife Area is located just minutes from the ranch to the northeast. The popular Red Feather Lakes area is with 10 miles also. The entire region boasts fantastic hunting and fishing, as well as hiking and jeep trails.
IMPROVEMENTS
Electric and the well are both in place. In addition, there is a 44 foot by 66 foot Cleary building built in 2010. The building has a concrete floor and is wired for both 110 and 220. It is also pre-plumbed for a possible kitchen or bath area. The structure has two, drive through overhead doors to accommodate any RV or equipment. A side, sliding door with a 10’ overhang, makes the building versatile for many uses. An underground grey water vault installed on the property for your RV.
The current owner’s preferred building site, with private views west towards the lake and meadow has been excavated, but could easily be reclaimed if the new owner chooses a different location.
