LOCATION

The Old Ware Ranch is located approximately 12 miles southeast of Kiowa Colorado and eight miles east of Elbert. The property is conveniently situated approximately one hour from both the Denver Tech Center and from Colorado Springs.

The property is accessed by Maul Road, 3.5 miles east of Kiowa on Highway 86 then south to CR 102 east to the intersection of CR 61. WATER

The underground water rights have been adjudicated and include approximately 781 acre-feet of deep water rights in the Denver, Arapahoe and Laramie-Fox Hills aquifers. This ground water may be used for various applications and is in addition to any water needed for domestic, stock or irrigation purposes. In addition to the natural springs and West Bijou Creek, there are several ponds on the property for livestock and wildlife use. The irrigated hay ground is watered by four, one-quarter mile side-roll sprinkler systems that provide a labor efficient method of irrigation. The irrigation water is pumped from the irrigation well by a Worthington three-stage pump and Ford industrial engine and then provided to the sprinklers by underground pipeline and risers.
