ACREAGE AND DESCRIPTION

Hay Creek Ranch is comprised of 167 acres with 127 deeded and another 40 acres of wilderness area that is fenced within the property boundary. Lying within its own tranquil valley surround by dramatic rock outcroppings, the acreage includes beautiful woodland areas of pine and aspen, a wild strawberry patch back in the east valley and three forks of Hay Creek which flow year-round into Tarryall Creek. The hay meadow is sub-irrigated and consists of 85% native brome, 10% timothy and 5% red clover. Depending on precipitation, the hay production levels are between 1,200 and up to 1,500 seventy-pound bales. The property has several springs along with two ponds, of which one is stocked with trout.

WILDLIFE AND RECREATION

Wildlife is abundant on the property. Elk are on the ranch from fall through the spring calving season. The ranch is also the breeding ground for the Colorado’s Designated State herd of Bighorn Sheep. The pristine ranch is also visited by moose, waterfowl and other species that visit the property from the surrounding habitats. Fishing in the area is premier for trout, some being designated as Gold Medal fisheries in the nearby streams along with the numerous reservoirs.

IMPROVEMENTS

Main Home:
The main home is a 1,500 square foot ranch home. It was custom built in 2000 with three bedrooms and 1 ¾ baths. The entire house features pine timbered beams and perfect native structural posts on the exterior, tongue and groove aspen paneling, all harvested, milled and installed by the owner who is a true craftsman. There is a large country kitchen with an eating area, very large utility room/mud room and two storage pantries. The master has 1 ¾ bath with a Jacuzzi tub. The attached shop and garage area of 3,500 square feet is fully insulated and heated. It has full wall of wall shelving and a cozy wood stove for heating. It is connected to the living space and has three overhead doors, with one being the proper width and height to accommodate an RV.
