LOCATION

The McClellan Farm is situated about 10.5 miles south of Texline, Texas on FM Road 296, east one mile on Dixon Road to McClellan Road. Turning south then approximately a quarter of a mile will land you at the north end of the property. This area is known for grain and livestock production and has multiple marketing outlets for crops and cattle. The farm is located 36 miles from Dalhart, Texas, which is a major trade area for the Texas Panhandle.

ACREAGE AND DESCRIPTION

The property consists of about 796 acres of which 453+/- acres will be irrigated crop production pulling water from the Ogallala Aquifer. The balance of the acres will be native and improved grass. The perimeter has good five and six wire fences with some interior fencing. There are five gas powered irrigation wells tied to the sprinkler systems producing between a total of 550-600 gpm. All wells utilize either Moline or Chevy v-6 motors. The sprinklers consist of three Zimmatic sprinklers from mid 90’s models and one early 70 model Hygro with a Zimmatic conversion kit. There is also one domestic well to service the home, shop and cattle tanks. All the water rights convey with the property and additional water information can be found with the North Plains Ground Water District in Dumas, Texas. No minerals convey with the property.
