GENERAL DESCRIPTION

LOCATION

Denver and Colorado Springs are both about an hour from the property.

The property boasts 980 of grassland with about one-quarter mile of Reed Springs Creek bottom, traversing the property along with its beautiful cottonwood trees. Reed Springs Creek is an intermittent stream that does not carry live water year round, but it does enhance the nature and character of the property. The acreage is boundary fenced and cross fenced into three pastures for rotational grazing. There are three wells, two of which are equipped with windmills for livestock purposes. A domestic well provides water for the building site and improvements.

The topography is mostly rolling grass hills with good grass cover. The elevation is about 6,200 feet.

The property is ideal for a livestock operation and the creek bottom enhances the wildlife make up which consists of mule deer, antelope, coyote and other small animals plus a variety of raptors.
