LOCATION & AREA
The property is just south of the Laramie Mountains and the Roosevelt National Forest. Awesome views of over 110 miles from the property to the north include the Chimney Rock area, Laramie Peak and the Snowy Range. To the west is Bull Mountain and thousands of acres of BLM Public Lands. To access the property, travel to Laramie, WY. Then travel south 26 miles on Sand Creek Road, which becomes County Road 89 in Colorado.
ACREAGE
The 215 and additional 210 acres is varied and diverse with rolling hills, meadows and boulder lined canyons with spring fed creeks. There is a stand of over 300 aspen trees, just to the west of the log cabin, with a spring running through it. Spring Creek also meanders through the property. The abundance of water has created habitats for moose, elk, deer, antelope, fox, beaver, and coyote.
WATER
The cabin and homestead water is supplied by a well with a 420 gallon storage tank. There are two springs close to the cabin. In addition, there are numerous small seasonal creeks on the 210 acres. There is also a Beaver pond on the northeast side of the property just next to a boulder filled canyon creek bed.
IMPROVEMENTS

All out buildings have concrete floors and are well insulated. The power supply can be controlled from inside the cabin. Satellite, internet and Verizon phone service is in place.
WILDLIFE & RECREATION
As far as wildlife, you will have antelope, elk, moose, fox, coyote, mountain lions, bear and the usual ground squirrels, rabbits, birds of prey along with song birds and hummingbirds. Recreation in this area is totally unlimited. The Laramie River Basin, which boasts world class fishing, is just a few miles away. Within miles of the retreat also lie Hohnholz Lakes, Eaton Reservoir, Bull Mountain BLM, Lake Hattie, Sportsman Lake, and Rawah Wilderness, to name just a few. World class hunting, fishing, hiking and pack trips are at your doorstep.
RANCHING OPERATION
Various parts of the property have been grazed by approximately 20 pair of cattle during the summer months. The owner has also leased an additional 105 acres to the west for grazing for many years. This entire property would be ideal for turning your horses out and horseback riding. A large meadow with native grass has been hayed in the past.
DEVELOPMENT POTENTIAL
Both the 210 and 215 acres have been platted into numerous parcels. With this, additional dwellings and out buildings can be built on the properties. This would be idea for a family compound and recreation retreat.
