Snowy Range Fishing Lodge boasts two and one-half miles of trout fishery located on the Little Laramie and West Fork Rivers framed to the west by the Snowy Range Mountains. The recreational and income producing operations center around first class fly fishing & lodging. The fishing operations include the Homestead Lodge, bunkhouse and log cabin in a pastoral setting among a grove of cottonwood trees on the banks of the Little Laramie River and parallel tributary, West Fork of the Little Laramie. The agriculture operations center around 210 acres of irrigated meadow producing hay and aftermath grazing. The seller desires to retain use of the manager’s residence until another permanent residence can be located and they are willing to assist with the ongoing management/maintenance duties, if desired. The entire property comprises 250 deeded acres with historic water rights located 22 miles west of Laramie and just 15 miles from Centennial, Wyoming.
Fly Fishing and Lodging – with 2.5 miles of Gold Metal trout fishing and top quality lodging the operation has garnered over $100,000 in 2015 income. Trout species include Rainbow, Brown and Cutthroat with an occasional Brook Trout. The fishery is a meandering free-stone creek bottom with ripples, deep holes and well sodded and willow lined banks set among large Cottonwood groves and framed underneath the Snowy Range Mountains. The property has been leased to the Rocky Mountain Anglers who report excellent fishing success and are always happy with their experience on the water.
Cattle and Hay Operations - includes about 210 acres of irrigated native hay meadows and pastures that support the production of approximately 300 ton of hay and pasture for cattle.

Homestead Lodge: Original two story log homestead converted and completely remodeled into an 1890 sf lodge with kitchen, living area, bedroom and bathroom on the main floor and a master bedroom-bathroom and office on the second floor complimented by a large Creekside deck on the Laramie River.
Bunkhouse: 800+ square foot with a kitchen, two bedrooms, two bathrooms, storage room and attached garage.
Fish House: 300 square foot fishing cabin remodeled and set along a live water stocked pond. This small cabin has been restored and is a great place to sit back by the pond and throw a line in.
Homestead Barn:Remodeled original barn with amazing esthetics and adds a great amount of character to the ranch. These old barns are hard to come by that are still intact and workable. Photographers from all across the world have come to take pictures here in this barn and of it.
Livestock & Ranch Facilities: The working facilities include a brick ranch-style Managers House that was completely remodeled in 2012 with 2,200 square feet, three bedrooms, three bathrooms, Quonset shop 37x100, large metal barn, calving shed and numerous loafing sheds and a great set of working corrals. The irrigated lands have excellent early priority water rights dating back to 1882 and 1887. There are five domestic and livestock wells on the property.
RECREATION, CLIMATE, LOCALE
The ranch and the surrounding area are rich with wildlife. Ducks, geese, deer, antelope, elk, moose, bears, mountain lions, and turkey and upland game birds are hunted in this area. The Medicine Bow National Forest is over a million acres and is readily accessible from the property. Additional fishing as well as boating is available at Rob Roy Reservoir in the national forest. The approximate elevation of the ranch is 7200 feet.
The climate for the ranch benefits from its northern latitude and mountainous location, with the area receiving ample moisture in the winter and spring months. Summers and Fall are typically drier until winter sets in and colder temperatures and snowfall are prevalent. The area is set in the Little Laramie Valley and the spring, summer, and falls are gorgeous and you will be a short 10 minute drive to the Snowy Range & Medicine Bow Mountains where you can hike and have access to many trails and a gorgeous mountain range. In the winter time you are a short 20 minute drive to the first class Snowy Range Ski Resort. As well, the Snowy Range Mountains are renowned for hundreds of miles of snowmobile trails.
Laramie is a vibrant and growing town and home of the University of Wyoming. Laramie provides all major services from shopping, dining, transportation, medical facilities and more. The population is 28,000.
