Tisdale Ranch - SOLD



Tisdale Ranch consists of 640 acres of mixed-use agricultural property. Tisdale Ranch is located in the Lodgepole Creek valley in the southern panhandle of Nebraska.  Farms and ranches in a prairie setting characterize the area.  The property has a mix of land uses including sprinkler irrigated, improved grass, CRP and native grass. The property is improved with a good home, barn and livestock facilities. The property has several sources of income, which make it an attractive investment.

LOCATION

The Tisdale Ranch is located seven miles west and two miles north from Kimball, Nebraska. The ranch is accessed by traveling west on Highway 30 then north on County Road 27. The county road ends at the southeast corner of the property and the setting is very private. The property lies in a small valley with rolling hills to the northeast and again to the south. Kimball is the county seat of Kimball County. Highway 30 and Highway 71 intersect at Kimball. Interstate 80 is one mile south of Kimball. Scottsbluff/Gering is 43 miles to the the north, Sidney is 34 miles to the east and Cheyenne is 60 miles to the west.  The ranch is an easy drive and about two and one-half hours from Denver.

ACREAGE

The Tisdale Ranch consists of 640 acres comprising all of Section 13, Township 15 North, Range 57 West. There is a total of 262 acres with irrigation rights of which 180 acres is actively farmed with a center pivot irrigation system and 82 acres has been planted back to a grass mixture. Of the 82 acres, 52 acres has been enrolled in a water conservation program that pays approximately $4,000 per year. There are 248 acres in the Conservation Reserve Program under contract until October 2007 with a payment of $7,380. There is 42 acres of dry cropland, which has also been planted to grass. The balance of 87 acres is in native grass or building site. The ranch has two irrigation wells approximately 200 feet in depth and equipped with a 75 HP Electric motor and the other has a supplemental submersible pump. There is one well for stock and domestic water. Soils are generally Class II and III sandy loams and loams with Parshall, Altvan, Vebar and Tripp series present.  The ranch receives an FSA payment of $6,621. There is an Environmental Quality Improvement Program (EQIP) in place through the Natural Resource Conservation Service (NRCS) that requires some fencing to be put in place to fence off the irrigated cropland. The annual real estate taxes are $2,804.

IMPROVEMENTS

The ranch has a high quality manufactured home that is approximately 1,780 square feet with a 200 square foot addition and an oversized two-car garage. There is an older livestock shed that has been modified and expanded with a green house front added on. There are numerous pens, being used for the sheep operation, as well as granaries, a silage pit and storage sheds.

The irrigation equipment includes an electric motor and pump on one well and a large submersible pump on the other well. Pumps, pipelines and the center pivot sprinkler have been well maintained.

RECREATION

Oliver Reservoir, a State Recreation Area is just two miles south along Lodgepole Creek.

SUMMARY

The property has the capability for a number of uses. The property could be owner operated as a livestock/farm enterprise, cash leased for rental income or lease out the farmland and operate the ranch for livestock including horses, cattle, sheep, llamas or as a game bird rearing/hunting operation. The land is good quality and the property has good improvements. The property offers a beautiful, private prairie setting.
