Adair Ranch




The Adair Ranch contains 940 acres of grass pastures, river bottomlands and ponderosa pine hills. The property is located about 11 miles east of Kiowa, Colorado or 55 miles southeast of Denver. The property is bisected by West Bijou Creek for nearly two miles. The improvements are extensive and include a 3,558 square foot Log Home, a large steel barn with customized indoor arena, stalls and office area, a large steel shop, tie stall barn, round pens, pipe corrals, wash rack and hot walker. The beautiful setting of this ranch provides privacy, mountain vistas including views of Pikes Peak, wildlife enjoyment in addition to its operational capabilities. LOCATION AND AREA

Adair Ranch is located in Elbert County and eleven miles east of Kiowa via Highway 86 then north on Wedemeyer Road. The Adair Ranch lies near the end of Wedemeyer Road.

Elbert County is characterized by the Palmer Divide which runs from the Front Range Mountains easterly and is watershed divide for the South Platte River drainage to the north and the Arkansas River drainage to the south. The area east of Kiowa is in the Bijou Basin (Bijou is French for “jewel”), which is a tributary to the South Platte River. The area is characterized by rolling grasslands with scattered pockets of Ponderosa pine trees. The area receives 15 to 17 inches of moisture, which is more than most other areas in eastern Colorado. Because of the moisture situation and the underground water aquifers, which produce natural springs, the area has above average moisture attributes. The Adair Ranch lies along West Bijou Creek.

The area provides some of the most beautiful land east of the Rocky Mountain Front Range with beautiful natural grasslands, live tree-lined creeks and good water characteristics. The land in the area has appreciated more rapidly than land in other regions due to its proximity to Denver and the rapidly expanding communities of Parker, Franktown and Elizabeth. The appreciation is sure to continue as larger parcels like the Adair Ranch are becoming more difficult to find.

The property address is 19724 Wedemeyer Rd, Kiowa, CO 80117. Primary private and commercial air service would be at Centennial Airport or Denver International Airport, both a little over an hour from the ranch.

ACREAGE

The Adair Ranch consists of 940 acres. The ranch has several grass pastures with ponds in addition to nearly two miles of willow and cottonwood lined creek bottom along West Bijou Creek. There are ponderosa pine trees on the upper portions of the ranch. The property is very private and surrounded by several large ranches, one of which is conservation protected. The character of the land is very appealing with bluffs, draws, pine tree hills and creek bottom bends that are a sanctuary for the wildlife and provide unlimited enjoyment for the owner. Also, because of the varied terrain, the ranch offers great potential for a driving trails or cross county courses for the horse enthusiast.

There are several grazing pastures, cross-fenced with mostly newer fence and water for each pasture. The property lies at an elevation of 5,800 to 6,000 feet.

WATER

The ranch has great water characteristics. There is a domestic well for the building improvements along with one stock well near the headquarters. There are 10 ponds, which collect runoff water from the surrounding hills. There are several strong springs along West Bijou Creek as well as live water from West Bijou Creek. The ground water is very stable with the underlying water from the Denver Basin, which has three known aquifers.

IMPROVEMENTS

The improvements for the Adair Ranch lie along the bank of West Bijou Creek. The improvements are extensive and include a Ranch House, Steel Barn, Steel Shop, Tie Stall Barn, corrals and pens and historic outbuildings all of which are mostly in good condition.

A complete description of the major buildings is as follows:

Ranch House:
  • constructed in 1977
  • 3,558 square feet "Lodge" style home constructed of log with 2,708 square feet on the main level and an upper level master suite. The main level is accessed through a giant lodge door with iron hinges and latches, which leads into the great room. The great room is accented with massive logs and a soaring ceiling along with a huge stone fireplace. Also, on the main level is a large dining room, kitchen with breakfast area, and study. A hallway leads to three bedrooms and the main bathroom. From the kitchen/dining area there is a pantry and laundry area then a mudroom and entry that allows access to the front and back of the home as well as an oversized two-car garage. The unfinished basement contains 850 square feet and is used as a game room. There are covered porches on the front and back of the home to enjoy the beautiful sunsets and sunrises.

Steel Barn/Indoor Arena:
  • 180’ x 70’ featuring an indoor arena 130’ x 70’ with drive through doors for access and cross ventilation. The building has an insulated roof, lights and skylights for natural daylight. The barn area has a tack room, a feed room, a wash room, eight 12’ x 12’ matted stalls with Nelson automatic drinkers (four with outside runs) and an office with ¾ bath and 3 large picture windows that overlook the arena. Stairs lead to a large loft area consisting of 3,200 square feet that is partially finished with plumbing, wiring and baseboard heat. This area features a large picture window overlooking the indoor arena and could be configured to suit the needs of the operation.

Steel Shop:
  • 78’ x 48’ with concrete floor in the front two-thirds of the building which is accessed by a two large sliding doors. The building has electricity and lights.

Tie Stall Barn:
  • 50’ by 30’ with lights and 11 tie stalls and a farrier area.

Corrals and Round Pens:
  • There are numerous corrals constructed of steel pipe. There are two round pens including a 35’ breaking pen and a 66’ training pen. There are several fenced areas with electric fence.

Historic Structures and Artifacts:
  • There is an original log cabin and small log barn dating back to the 1870 homestead. The cabin has a stone floor and is being used as a tack room. There is a sandstone brick building of unknown vintage, but believed to date back to the days when the Spanish were exploring the area. Also found on the ranch are Indian artifacts including arrowheads and grinding stones; as well as colored glass and square nails from early settlers.

    WILDLIFE

    Complementing its privacy, natural beauty and live water character is the presence of deer, antelope, occasional elk, coyote, fox, bobcat, badger, cranes, ducks, geese, eagles, falcons, hawks and owls to name the major species.

    SUMMARY

    The Adair Ranch offers a variety of uses such as cattle and/or horse ranch, guest/dude ranch, specialty camp or corporate retreat facility or simply a "lifestyle" property used as an investment property.
