LOCATION & AREA

Wild Water Ranch is 30 minutes west and south of Durango. Access is west on U.S. Highway 160, then south on La Plata County Road 105. The ranch borders and has direct access to thousands of acres of BLM land and is within miles of the two-and-a-half-million-acre San Juan National Forest. Durango offers many conveniences including a new hospital, hotels, shopping, restaurants, golf courses, ski area and a four-year college. The Durango area boasts some 300 plus days of sunshine each year. La Plata County Airport has daily commercial air service to Denver, Albuquerque and Phoenix, with seasonal service to Houston, along with facilities for full service general aviation. Wild Water Ranch is approximately 195 miles from Grand Junction, 215 miles from Albuquerque, 365 miles from Denver and 425 miles from Phoenix.

IMPROVEMENTS

The principal residence contains 6,732 square feet with four bedrooms, four baths (sauna in master bath), gourmet country kitchen, office, library, trophy room, wine cellar, and a walk-in safe. Hay production ranges between 6,000 – 9,000 bales. The hay is a 50% alfalfa / 50% brome mix. Adjudicated water rights from Cherry Creek provide irrigation for hay fields, pastures and livestock water. Numerous seasonal stock ponds are located in the canyons and mesa areas.

WILDLIFE

Due to the differences in topography and vegetation, Wild Water Ranch has a variety of wildlife both big and small. Trophy elk and mule deer have been harvested from the ranch in years past. An excellent wildlife management program will ensure the availability of these trophies for the future. Wild turkey, bear, mountain lion, bobcat and coyotes are native to the area and a part of the abundant game population on the ranch.

Durango Mountain Ski Area is less than an hour’s drive from the ranch as well as several highly rated golf courses. Cross-country skiing and snowmobiling is available on the ranch and immediate area. Trout fishing can be had on the many rivers and reservoirs in the Durango area.
