LOCATION
The property is located about 60 miles northeast of Billings, MT and 12 miles south of Custer, Montana off of Highway 47. The property can be accessed from Billings (Montanas largest city) through either Hardin, MT to the south via Interstate 90 or through Custer, MT. via Interstate 94 to the north. The property has both state highway and county road access.
Billings offers commercial and private air service at Billings International Airport at Logan Field. Billings is a major distribution center for Montana and surrounding states, as well as the major medical center for the region. Billings also is home to major banks, law firms, colleges, livestock markets, equipment dealers and retail shopping. Sports, recreation, cultural and entertainment events are available in Billings.
The Big Horn River originates in Wyoming and flows northerly until it reaches the Yellowstone River near Custer, MT. As the river passes into Montana through the Big Horn River Canyon it is controlled by Yellowtail Dam. The back waters of the dam provide one of the top trout fisheries in the United States and less than 50 miles from the property.

The deeded land consists of level to undulating irrigated farmland on the upland portion of the property. The bottomland consists of dense stands of cottonwoods, willows and various woody shrubs interspersed with open grassy areas that grade to the river. There are several old channels and meanders bisecting the bottomland. The Big Horn River provides a natural boundary for the southern and eastern portion of the property and a steep natural rimrock provides the northern boundary.
The state lands are leased from the State of Montana on a long term lease. The Native American Indian lands are not leased but, used by the property owner for recreational purposes.
RECREATION AND WILDLIFE
There are few areas in Montana that offer the abundance and diversity of wildlife as do the lower reaches of the Big Horn River. The confluence of the Big Horn and Yellowstone Rivers in well known by America sportsmen and women for its waterfowl populations. The area is known for hosting one of the central flyways largest migratory waterfowl populations and the farmland along the rivers is the first stopping points for daily feeding flights coming off the rivers. This property offers all that many species desire, including the irrigated farmland, used in part as food plots for ducks, geese, pheasants, deer and turkey. Elk roam the area and occasionally cross the property. The bottomland and river offers shelter and privacy for the wildlife. The combination of the dense bottomland and feed source of the farmland make an ideal haven for whitetail and mule deer as well as turkey and pheasants. Other wildlife includes coyotes, raccoons, fox, eagles and hawks among others. The river itself offers waterfowl hunting and fishing for brown trout as well as warm water fish such as bass and pike. A boat ramp on the property allows for private access to the river.
In addition to its fame for its outstanding duck and geese hunting, the area is recognized for its importance for wintering Bald Eagles. Continued habitat enhancement for deer and upland game birds will improve the overall wildlife attributes of the property.
A very private home site has been located in the cottonwood trees along the river and an access road with gated entry and hardwood fencing has been installed. AGRICULTURE
The farmland consists of deep, fertile river bottom soils. The property has irrigation rights in the Two Leggins Irrigation District with water for 244 acres delivered through the Two Leggins Ditch, which runs along the edge of the property. The water charges are $8.50 per acre or just over $2,000 per year. The principal crops raised include alfalfa, corn for silage, sugar beets and malting barley. Average annual precipitation is 13.25 inches with a frost free growing period of 125+ days. The soils are alluvial in nature with sandy loams on the upland and heavier silty clay loams on the bottomland.
Farm improvements are modest and consist of a home with 1,064 sf built in 1965, an open garage/equipment shed, other outbuildings and a small cattle feeding area. A tenant is in place who conducts the farming operation which provides a good source of income to the land owner.
