The White River Ranch consists of 1,923 acres deeded land plus additional leased land in three tracts all located in northwest Nebraska in the popular ranching and recreation area of the Pine Ridge and White River. This property offers a productive agricultural operation along with a variety of recreational opportunities in northwest Nebraska.
LOCATION
The ranch headquarters, 446 acres, is located 10 miles northeast of Crawford, NE or 2 miles west of Whitney, NE. The Ostermeyer Unit, 237 acres, is located 5 miles SW from headquarters and the Orella Unit, 1,240 acres, is located 25 miles NW from headquarters. The headquarters is used for wintering and calving of the livestock herd. Hay and crops are produced on both the headquarters and Ostermeryer units. The Orella unit is primarily used for summer grazing. The livestock have historically been driven from the winter units to summer range in a two day cattle drive.
ACREAGE
In total, there is 1,923 acres of deeded land and 4,875 acres of leased land.
The deeded land consists of 180 acres of irrigated lands and 78 acres of dry cropland (Ostermeyer). The Headquarters has 90 acres irrigated from the White River at a cost of $10/acre. The Ostemeryer Unit has 90 acres of irrigated land irrigated from the White River, via the Penny Ditch, a preferred right at a cost of $50 for the season. Crops include alfalfa, wheat, millet and oats.
The leased land consists of 640 acres of school lease land from the State of Nebraska and 4,235 acres of National Grassland lease (Sugar Loaf allotment). The school land is leased for a term expiring at the end of 2010 with a lease cost of $3,162 per year. The National Grassland Sugarloaf Permit allows for 182 pair for 4.5 months (832 AUMs) at federal lease rate of $5.00/AUM.
This White River Ranch is owner rated at 250 to 300 animal units year long with surplus hay production in normal years.
IMPROVEMENTS

RECREATION
The property has recreation potential for hunting and fishing. The White River area is locally known as habitat for turkey, pheasant, and deer. The Headquarters has about 1/2 mile of White River on the ranch. Additionally, the Headquarters unit borders Whitney Lake for about one mile, which offers a variety of recreational activities including fishing for walleye, bass, crappie and catfish. The opportunity to expand the upland bird populations is very positive due to the location of the river, the lake and the abundance of alfalfa nearby. The Orella unit offers the opportunity for antelope and deer hunting.
SUMMARY
The White River Ranch offers a productive and economical ranching operation complete with necessary improvements. The recreational opportunity is a major enhancement allowing for outside income and/or personal enjoyment. The national grassland permit offers a very stable and desirable arrangement allowing a larger land base for ranching activities. |
