The Big Sandy Ranch is a reputation cattle ranch located in the east central plains of Colorado and 30 miles southeast of Limon, CO along US Highway 40/287. Comprising over 21,000 acres, the ranch is bisected by the Big Sandy Creek, giving livestock excellent winter protection. The ranch is well sodded with mixed grasses, has excellent water rights, quality improvements and is easily accessible just a few hours from Denver or Colorado Springs.
LOCATION
The Big Sandy Ranch is located mostly on the south side of US 40 and 287, approximately 15 miles southeast of Hugo, CO, the county seat of Lincoln County. The main entrance is just 2.5 miles west of the old railroad town of Boyero. The ranch offers a plethora or flora and fauna in a mixed-grass prairie environment complimented by the natural attributes of the Big Sandy River.
ACREAGE AND IMPROVEMENTS
The Big Sandy Ranch consists of 20,520 acres plus 640 acres State of Colorado leased land. The ranch carries 850 animal units under normal conditions and depending upon management and cow size. The ranch has 18 large pastures allowing for summer and winter rotational grazing. The Big Sandy River bisects the property from northwest to southeast for approximately 5 miles, allowing for excellent winter protection and specifically protection during calving season. tThe ranch is well watered with intermittent live water from the Big Sandy River and numerous wells. The ranch has a livestock pipeline stretching across 15 miles with 13 individual tanks. Additionally, the ranch has 10 windmills and a number of large earthen reservoirs. The pastures consist of high quality native grasses consisting primarily of Buffalo grass and Blue Gramma grass. The soils on the west side of the ranch are sandier and produce a variety of warm and cool season grasses. The soils on the east side of the ranch are heavier and lend themselves well to the production of Buffalo grass. The ranch is owner rated at 850 AUs. The State of Colorado land lease is for 10 years, expiring in may of 2015 with an annual cost of $1,587.30. The real estate taxes are approximately $6,111 per year. Existing and seasoned management is in place to continue day to day operations of all ranch improvements.
The ranch and has two sets of ranch improvements including three homes, excellent working facilities including three sets of corrals and a back-grounding lot. The livestock corrals are generally pipe construction. The three homes are older, but well cared for and modern. The homes and corrals are all on well water with electric submersible pumps. The main working corrals include a hydraulic working chute, scales, load-out chute and numerous pipe pens and alleys.
OTHER
The owners of the Big Sandy Ranch own an undivided interest in some or all of the mineral rights. Currently, over 17,000 acres are held in production by two oil wells from which the owner receives royalty payments.
The Big Sandy Ranch has been permitted by the State of Colorado for a solid waste disposal site which would encompass 2,800 acres (1,400 acres under landfill) and could have a fill volume of 160 million Cubic Yards which translates to 80 million tons of refuse with a site life of 40 to 80 years, more or less, depending on fill rates. The ranch is served by paved highways, county roads and the Union Pacific railroad making it readily accessible for collection of solid waste from nearby towns as well as far away cities. Solid waste disposal is an ever increasing problem as municipalities run out of space to put solid waste.
The ranch has underground water rights adjudicated and decreed by the State of Colorado permitting the pumping of 3,630 gallons per minute for use on 912 acres of land. These water rights are very valuable as the State of Colorado is no longer allowing new irrigation wells. The water rights are necessary for the solid waste disposal site.
SUMMARY
The Big Sandy Ranch represents an opportunity to own a reputation cattle ranch within a few hours of the Colorado Front Range. The cattle and machinery inventories are available separately to make this a turn key ranch operation. This is an economical cattle ranch that readily produces positive cash income on operations. The business aspect of the mineral rights, a royalty from the solid waste facility and valuable water rights combined with a reputable cattle ranch make for an opportunity not to be overlooked. The solid waste site and completed permitting could be purchased separately. |
