LOCATION
The property is located just a few miles east of Gothenburg, NE. and is accessed directly off of Highway 30.
ACREAGE & LAND DESCRIPTION
The property includes 122 acres and encompasses both sides of the Platte River. Adjoining Highway 30 and a railroad right of way, the property includes 25 acres of irrigated cropland which provides feed for wildlife and a buffer for the frontage road. The balance of the property is very private and consists of a quarter mile of both sides of the North Platte River and bottomland with grass, trees and brush. The bottomland provides excellent habitat for deer, ducks, geese, turkey and upland game birds. There is an existing hunting blind along the river for waterfowl hunting and a tree stand in the bottomland for deer hunting. The corn stalks on the irrigated lands are ideal for upland bird hunting and also a place to locate a building site. There is a small tract on the south side of the river that is leased, year to year, for livestock grazing and is not fenced. The property on the north side of the river is boundary fenced and easily maintained.
CONSERVATION EASEMENT POTENTIAL
There is not a conservation easement on the property at this time an also, there are not outside easements trough the property. However, Ducks Unlimited has indicated an interest in conducting wetland restoration to enhance a old warm water slough on the property for waterfowl habitat. Ducks Unlimited is also interested in preserving these types of properties and has a program for conservation easements that would be beneficial to the land owner.
SUMMARY
This property offers the hunting and recreation buyer a lot of opportunity for multi-specie hunting as well as river access for fishing and off season recreation. There is some potential to sell a conservation easement at the same time enhancing the wildlife habitat. The property has some outside income from farming and grazing that can be continued.
