North Platte River Paradise - SOLD




The North Platte River Paradise is a haven for wildlife and its agriculture attributes complement the riparian area. The property is bisected by the North Platte River and the river bottom creates excellent habitat for deer, turkey, water fowl and other wildlife. The agriculture portion of the property provides stable long term income as well as additional habitat from the conservation program that transfers with the property.

LOCATION

The property is located in Lincoln County, Nebraska, just north of Hershey, NE and 13 miles west of North Platte, NE. The property is readily accessed by a paved county road. North Platte is the county seat and offers most major services include a regional medical center. North Platte has jet capabilities and commercial commuter service at its airport east of town.

North Platte has one of the largest railroad facilities in the country and is a large employer in the area. Hershey is a “bedroom” community to North Platte with an easy commute to the western side of North Platte where the rail facility is located.

ACREAGE

North Platte River Paradise consists of 247 acres with a half mile of both sides of the North Platte River. The land includes 91 acres irrigated cropland and 27 acres of meadow. The irrigated lands are irrigated from the North Platte River through the Paxton and Hershey Water Co. There are 58.8 acres of the irrigated land enrolled in a Conservation Reserve Equip Program (CREP) that provides for the land to remain in grassland without use of the irrigation water. The compensation is $6,468 per year with the contract expiring Sept. 30, 2019. Additionally, the property has received farm program payments with the most recent annual payment of $900. In 2007, the landlord share of the hay crop amounted to approximately $5,000 on the remaining crop acreage, thereby, providing the owner with between $12,000 and $13,000 of farm income.

The balance of the acreage consists of river bottom land and river. An old river channel has been reclaimed to a warm water slough. Some Russian olive trees along the south side of the river have been cleared to open up the access to the river channel. The river bottom is heavily treed with deciduous trees and cedar trees as well as grass and brush. The acreage is boundary fenced and in good general condition.

RECREATION AND OWNER BENEFITS

The property provides the benefits of quiet enjoyment, recreation possibilities and a site for a prospective house, cabin or lodge complex. Power has been pulled into the property to a possible building site that lies along the boundary of the farmland and river bottom lands and next to a fresh water slough that meanders through the property. The habitat on the north side of the river is very dense and wild, providing excellent habitat for wildlife. Wildlife consists of whitetail deer, turkey, pheasants and waterfowl.

Due to the location of the property, it could someday easily be a development site for people working in North Platte. The potential for home sites with acreage with access to river and timber areas would make a very attractive offering. The Seller desires to retain a 10 acre site adjoining the river.
