Arizona Horse Ranch




The ranch consists of over 30 acres with gentle foothills covered in cedar and oak trees. The ranch is located between the Sonoita Plain and the Santa Rita Mountains. The property has excellent location in the highly sought after Sonoita market. The property includes a modern custom built home and support buildings.

AREA and LOCATION

Southeast Arizona is part of the Sky Island and Desert Seas where 11 mountain ranges rise from the desert floor. The environment hosts the richest biological diversity in the State of Arizona and has supplied the natural resources that have enabled a diverse and rich cultural history. There are plentiful public lands including the 1,780,000 acre Coronado National Forest. The Sonoita Plain is a grassy plain and part of the northern Sonora Desert and is bounded by the Rincon Mountains, Huachuca Mountains and the Santa Rita Mountains. In addition to its notoriety as an upscale retirement area, the Sonoita area offers a cooler summer climate with elevations ranging from 4500 to 5000 feet. The top of Mount Wrightson in the Santa Rita Mountains is 9,543 feet. The cooler climate compared to the desert offers an excellent location for horse properties. Also, the area and nearby Madera Canyon are widely known for its bird watching opportunities including a number of threatened bird species. Southeast Arizona is also known as the Astrological Capital of the World with renowned observatories such as Mount Bigelow, Kitt Peak and Mount Graham. The wet seasons of January and July bring rains that grow tall native grasses which are excellent for horse pastures.

The Sonoita area is approximately 50 miles southeast from Tucson, 40 miles from Sierra Vista and 30 miles from Nogales, AZ. The property lies on the easterly side of the Santa Rita Mountains, which create the dominant view shed for the property and the area. From Sonoita, the property is 2 miles west on Highway 82, then north on Crown C Ranch road for 1/8th of a mile, then right on private road 141 for 1.5 miles. The property is at the end of the private road and the address is 141 Crown C Road, Sonoita, AZ 85637.

ACREAGE AND IMPROVEMENTS

The site consists of 31.93 acres according to survey. The property is very esthetically pleasing with a small intermittent creek, level areas and a high ridgeline on the easterly side of the property. The main home, built in 1994, was specifically located to at the base of the easterly ridgeline and facing the Santa Rita Mountains.

The main home was built by Oden Construction Co., a Tucson custom home builder. The building under roof consists of about 4,700 square feet including an oversized garage, a screened east porch and an open front porch. The home is built on a concrete pad with concrete block walls. The home is heavily insulated and the windows are custom made double tinted thermo pane glass with aluminum frames. The ceilings are 10 feet, except in guest areas and all outside doors are 3 feet wide. The roof has No. 1 grade asphalt shingles and all vents and chimneys are on the east side of the roof line. All outside water and sewer lines are on the east side of the home as well. The detail of the construction specs is available to interested and qualified buyers. An electric heat pump with forced air is used for heating and air conditioning and the main living area has a modern high capacity wood stove. In addition to the main living area which includes the kitchen, living and dining areas, the home has a large master bedroom, bathroom and walk-in closet as well as a large office, second bedroom, bathroom and pantry. A large third bedroom with an outside entrance has a bathroom and could serve as an apartment. The home has custom cabinetry, custom tile and high grade carpet throughout.

Additional buildings consist of a two room 988 sf. tack and storage room of the same construction as the main house with water, power and phone. The pump house is built of adobe brick and a metal roof. The shop is 220 sf. and built of wood with a metal roof. An open sided tractor and/or truck shed is built of wood with a metal roof. There is a functional set of outdoor horse corrals rounding out the improvements. The property is boundary wire fenced with wood and steel posts.

The property and adjoining 240 acres have deed restrictions as to the type of buildings for the protection of the owners. Those properties may not be subdivided to less than 30 acres. The property is zoned agricultural and there are no HOA fees.

The domestic and livestock water is obtained from a private well. The well drillers report indicates the well is 160 feet deep with static water level of 120 feet and flow rate of 20 gallons per minute. The submersible pump was installed in 1989 with a 300 gallon pressure tank. The septic system has a large concrete septic tank and double sized leach field that was built greater than the code for Santa Cruz County. There are two phone lines to the buildings. 2006 real estate taxes were $3,440.
