Three Canyons Equestrian Estate




LOCATION & ACCESS

The equestrian estate is located at 18720 Bull Springs Road in Bend, Oregon. The site is located in the northeast corner of Section 22 of Map 17-11.

Access: Access is available via Bull Springs Road which is paved along the subject frontage. Bull Springs is a public road that is privately maintained according to Deschutes County Road Department.

SITE ACREAGE & LAYOUT

The County Assessor estimates the subject size as 75.84 acres. The site is rectangular in shape, lying north of Bull Springs Road. There are three small canyons running south to north through the northern 2/3 of the property. The site has been logged in the past, but there is adequate timber cover. There is a mixture of ponderosa pine and juniper on the property.

Undergrowth on the property is a combination of native grasses, sage brush and bitter brush.

There are two large ponds (an upper and a lower) that are lined and fully landscaped, including a small dock area. The improvements are located to take advantage of the pond views.

IMPROVEMENTS

Main House: The main house was built in late 2002, being finished in 2004 according to the owner. The home is in new condition. The house has a traditional style, with wrap around covered front porch, ten foot ceilings and a tastefully finished interior.

Rooms: Living Room; Dining Room; Study; Dining Area; Family Room; Kitchen; Laundry Room; Master Suite; two bedrooms with common bath; guest bath and additional half bath in the laundry room.

Family Room: Has a built-in large screen TV. Mud room is large and functional, guest bedrooms have sinks, with shared bath. Second floor is designed so that is can be shut off from the house when not in use, or used as a separate guest facilities.

Kitchen: Tile floor; granite slab counters; Dacor electric glass surfaced cook top; Dacor Oven; warming oven; microwave; built-in refrigerator; instant hot water; a custom, German made food preparation sink with built in side board; and a large pantry. Kitchen is functional and well designed.

Master Suite: Lighted coffered ceiling; views of the pond area; two large walk-in closets; heated tile floor in bath; heated towel rack; Jacuzzi bath; large custom shower; water closet.

Garage: A total of 1,112 square feet. The garage is an oversized triple-stall garage that is fully finished on the interior.

Guest Quarters over Garage: This space is included in the gross living area. There are two bedrooms and one full bath. There is a small living area and "studio" area that includes a small bar sink and refrigerator.

Second Floor: Living Area; Studio-bar area; two bedrooms, one full bath.
Total Room Count: 11 rooms - 5 bedrooms - 3 bathrooms (2 arel/2 baths)

Gross Living Area: A total of 4,601 square feet (3,330 sf lower, 1,271 sf upper)
Patios are concrete pavers, siding is painted hardi-plank lap siding, and there is an architectural grade composition roofing. The exterior has used high quality, fire resistant products. Windows are Millgard, double-pane vinyl, double hung and fixed units. There are three electric heat pumps; two water heaters, pressure tanks for the well; CA T5 wiring for high speed electronics, Satellite TV/Internet, sound system throughout the home.

Interior finishes include painted walls, painted wood trim, Italian marble entry, berber carpeting, nine foot - six panel doors, wood burning fireplace with granite sidelights and carved mantle, custom cabinetry.

Overall the home is in like new condition and is considered to be very good quality, with a functional floor plan.

EQUESTRIAN FACILITY

The structure is 30,672 square feet and is divided up into three distinct zones. The structure is wood frame with metal siding and roofing. There are operable vinyl windows throughout the structure, including eave windows for cross circulation of air.

The indoor arena portion is 78’ x 204’. The arena base is compacted and chip sealed road base, with sand, rubber and shaving footing. There are 10 foot high, 2x6 angled kick boards around three sides, with the fourth side fully mirrored. There are two large roll-up service doors, two man doors and a sliding access door to the rest of the barn. The interior is well lighted with 18 metal halide lights. The clear span height is 24 feet. The arena is fully sprinklered with a misting system for dust control. Other features include a sound system, electrical outlets, convenient jump storage racks on the exterior, and viewing window.

The front, heated area of the barn is 4,968 square feet, is fully insulated and finished with T & G pine walls to 10 feet and then white painted metal. This area has stamped concrete flooring in the isles with rubber matting in the grooming, wash and farrier/veterinarian area.

Attached to the east end of the stalls is a large shavings storage lean-to, with both inside and outside truck access. Just south of this area is a manure pit, specially designed to hold a large manure spreader. Overall the barn design has been well thought out and is functional for its intended use.

OUTDOOR EQUESTRIAN IMPROVEMENTS

Outdoor Arena: 140 x 280 sq ft, the arena is leveled and built on compacted and sealed road base. There is rubber/sand/shavings footing. The arena is bordered by three rail, 2x6 fencing with a treated wood base to hold the footing. The arena is fully sprinklered for dust control and has electric outlets available at various places.

Pipe Paddocks: There are 15 pipe paddocks measuring roughly 20 x 60 each. Each paddock has an automatic, heated waterer and wood chip footing. There are some existing trees for shade and the perimeter is plumbed with sprinklers for dust control.

Exerciser: There is a four-horse, automatic exerciser that is computer controlled. The exerciser has solid wood kick panels and sits on engineered, sealed road base. The footing is pole peelings and there is automatic irrigation for dust control.

Round Pen: 80 foot diameter, solid wood kick panels, sitting on engineered, sealed road base, with pole peeling footing and automatic irrigation.

ANCILLARY BUILDINGS

Tack Shop: 864 square feet. This is a small, finished building, somewhat like a double car garage. The building was originally operated as a tack shop. The interior is finished with carpeting, pine panel and painted walls. There is a small changing room in one comer. The building is currently used for storage, but it is fully heated and in good condition.

Hay Storage/Shop: This is a metal shop building, with concrete foundation. The building is 40’ x 74’. There is a two-bay, heated shop on one end. Four additional bays are designed for hay storage. There is a 16 foot clear height on the building. The back end also has an added 40’ x 30’, three sided covered area for equipment storage. Hay storage should be in excess of 100 tons. The building has some small areas of damage, where equipment has bumped the metal door trim, otherwise the building is in very good condition for its age.

Manure Pit: This pit was specifically designed to be below grade on the barn (manure delivery) side, and on grade for the manure spreader. The design and function of the manure pit allows easy wheel barrow or cart manure delivery from the stables and equally easy access to the spreader with a farm vehicle of choice. The manure and shavings mixture is currently spread on the existing trail system where it offers good footing, weed control and an open area for natural decay.

The developed area of the site offers large graveled parking and turn around areas for vehicles of all sizes. There are two areas with RV hook-ups available with power, water, septic, telephone available.
