Evergreen Equestrian Farm




Located in beautiful Evergreen Colorado, only 20 minutes west of Downtown Denver, the property offers luxury accommodations for Colorado's most pampered horses. Ideally situated on 46 acres in a quiet secluded mountain valley that is amazingly less than a mile from I-70. The access to the property is gated and the property lies between two large acreage subdivisions filled with million dollar homes.

At this outstanding boarding and training facility, the equine residents (and their owners) enjoy outstanding amenities including a 100' x 200' lighted, heated, mirrored indoor arena, a full-sized outdoor arena, miles of mountain riding trails, 12' x 12' heated box stalls, automated fire and burglar alarm systems, a video security system, daily turnout, indoor heated tack rooms, blanket service, a full laundry, a beautiful clubhouse, and much, much more.

The property is complete with an owner/manager home as well a labor house and bunkhouse

PROPERTY

The property is located on 46 acres of valley land and wooded hillside. There is a running stream that traverses the length of the property and a beautiful wetlands area where wild geese and ducks and other wildlife breed. There is a herd of more than 50 Elk which resides in the area and can frequently be seen wandering through the valley. The property has three ponds and groves of pine and aspen trees. Deer, fox, and other wildlife are also frequent visitors. There is no lovelier setting for a horse farm in all of Colorado. The owner has access to an extensive trail system for riding outside the arena and barns.

FACILITIES

The two barns include 12' x 12' and 12' x 15' box stalls with wooden walls and painted steel bars between the stalls and facing the isle. There are 57 total stalls which most are Stablemaster stalls. Each stall has a Nelson Automatic Wateres and padded rubber floor mats. The mats in most of the barn are Promat Comfortstall which are so incredibly soft and natural that most horses love to curl up on the floor to sleep. These remarkable mat systems can even cure leg and hoof problems. The smaller barn has ten stalls that offer an attached 12 x 14 outdoor run for each horse. The main barn aisles are paved with safety non-slip covering. There are six wash racks with hot and cold water. Both barns are fully lighted and centrally heated. Each barn has an automatic mist system for insect control. There is a feed barn with 3 bays and storage for truck load lots.

The indoor arena is 100' x 200' and is fully lighted, insulated and heated with propane radiant heat. The footing is excellent and is groomed daily. There is a sound system so you can enjpy your favorite music as you ride. There is also a system of mirrors for use as a training aid. The outdoor arena is 90' x 150' and has an excellent sand footing. It is also groomed daily. There are approximately 20 outdoor runs that can accommodate from one to four horses.

The owners have installed a state-of-the-art security system. There is an intrusion alarm system, which is monitored 24 hours a day and there will shortly be a fire alarm system. There is also a security camera system, which offers both on-site access and access through the internet. Owners can check the status of their animals in real time from any location in the world simply by accessing a website.

There is a cozy lounge for our horse owners that, includes windows on the indoor arena, overstuffed furniture, a dining table, a kitchenette, and a television with full satellite service offering over 100 channels. There is also a small library of books and videotapes on horsemanship, horse care, horse health, and other topics of interest. The lounge includes clean and comfortable bathroom facilities.

The horse owners also have access to a beautiful new 5,000 square foot clubhouse. There is a great room with a fireplace, a big screen TV, overstuffed furniture and a gallery for viewing the indoor arena. There is a full kitchen and a bar. There is a terrace with a beautiful view and a gas grill for barbeques. There are bathrooms, showers, a locker room, and an exercise room for yoga and stretching before and after riding.

The laundry provided for use by all owners has washers and dryers including industrial strength models, a washtub for tack cleaning, a bathtub for washing anything from a horse blanket to a dog and a refrigerator for stocking horse and human snacks.

There are currently two large tack rooms with saddle and bridle racks. We will be increasing the number of tack rooms and will be providing separate tack lockers for each horse in the near future.

There are two homes and a bunkhouse on the property. The main home is a quality ranch style home with approximately 3,500 square feet with five bedrooms and four bathrooms. The second home is a two bedroom caretakers home. The home site includes a bunkhouse, parking structure and storage building.

OPERATIONS

THE STALLS

The stalls are 12' x 12' and 12' x 15'. Larger stalls for foaling or multiple animals are also available. Most of the stalls have a window with a lovely view. The windows are opened daily during fair weather to allow circulation of air and an interesting view for the horse. The stall windows are closed at night and in bad weather.

THE FEEDING PROGRAM

The feed program is customized for each horse. We feed either grass hay or alfalfa or a mix of the two at the election of the owner. Horses are given hay five times per day. Twice a day horses are fed pellet foods and grains according to a custom recipe for each horse chosen by the owner. We stock a number of pellet feeds including Purina products such as Strategy, Ultium, and Equine Senior.

We also carry Progressive Nutrition products such as ProAdvantage, Pro Elite, Progressive Performance and Envision.We offer other feed and additives such as sweet feed, oats, barley, rice bran, linseed meal and the like. The farm stocks beet pulp and wheat bran for owners to make mashes. All of these items are included in the monthly board. Many of the owners also request special additives such as vitamins or Strongid. These extras will be fed at the request of the owner and at the owner's expense.

DAILY TURNOUT

Each horse, even those with private runs, receives turnout for several hours each day. Normally turnout is from 7 am to 3 or 4 PM. The turnout is on an individual or group basis as the owner requests. The smallest turnouts are approximately 60' by 60' and they range up to two or three acres. Each turnout paddock has its own water. The horses are fed hay during the day for browsing while in turnout.

BLANKETING

Horses are blanketed daily as necessary. Generally, lightweight blankets are used whenever the temperature is below 40 degrees and heavy blankets whenever the temperature is below 30 degrees.

BEDDING

Most owners prefer wood shavings as bedding. Shavings are imported from Canada and they are not the by product of a sawmill. The trees are made directly into bedding so there are no paints, chemical treatments or other toxins as sawmill by product can have. The shavings are also sifted which reduces dust tremendously. Straw bedding is also offered. Straw is healthier than shavings and keeps dust to a minimum, which is best for horse health and the cleanliness of the barn environment. Stalls are cleaned daily and the paddocks are cleaned weekly. All manure is taken away from the farm to a recycling center. There are no manure piles on the property.

FARRIER AND VETERINARY VISITS

Veterinary and farrier visits and can be scheduled with the owner present while the visit is going on to communicate with the vet or farrier and to help control the horse.

CASHFLOW FROM OPERATION

The property is operating as a boarding, training and breeding facility with positive monthly income. The property can be purchased turnkey including current boarding operations and agreements. Equipment can be purchased separately. Excluded are the owners personal horses, vehicles and furnishings.

SUMMARY

The sale of Evergreen Equestrian Farm represents an opportunity to own one of the top equestrian operations on the Front Range of Colorado. The facilities are the best in the industry. The clientele is largely from the nearby residential subdivisions. The property has exceptional location and values are very strong in this locale.
