Located in northwest Nebraska, the Grote Ranch is comprised of 4,100+/- fee acres. The land is comprised of haylands, open grass pasture and rolling hills with deep canyons and four live water streams. The property is largely grazing land and provides habitat for mule deer, whitetail deer, turkey, other native wildlife and occasional elk. In addition to the live water streams the ranch has a domestic well, windmills and reservoirs that provide water for livestock and wildlife. The improvements include two homes, a metal shop, wooden barn and corrals. The Grote Ranch is a high quality grass ranch with plentiful wildlife located in a desirable and stable area.
LOCATION
The Grote Ranch is located just 3 miles north of Harrison, Nebraska on a paved county road. Scottsbluff is 75 miles to the south and the Black Hills are about 75 miles north. Access to the ranch is an easy drive and just a few hours from Denver.
AREA AND CLIMATE
Northwest Nebraska and in particular Sioux County is known for its large ranches and excellent grasslands. From the South Dakota border on the north to the Niobrara River on the south, the Wyoming state line on the west and the Sandhills on the east, Sioux and Dawes Counties are filled with scenic splendor, wide open skies, beautiful sunsets, starlit nights, history, geology and abundant wildlife. The pine-covered hills of the Nebraska National Forest and the Pine Ridge are full of trails for hiking and horseback riding. The Pine Ridge is becoming renown for it deer and Merriams turkey hunting. Also, the elk population has been steadily increasing and it is not uncommon to see elk on an early morning on the ranch.
The last remount depot of the US Army, Fort Robinson, is just west of Crawford on US HWY 20. Its historical significance during the Indian Wars, World War I and II are revealed in the displays at the Fort Robinson Museum complex. Fort Robinson State Park offers nearly 22,000 acres of wide open and wild country blending history and natural beauty with abundant recreation opportunities for the whole family. Additionally, Fort Robinson offers the Post Playhouse Theater, trail rides, fishing, museums, cabins, camping (both rustic and improved) and hosts events such as weddings and reunions as well as numerous horse related events and shows.
Other area activities include PRCA Old Timers, high school and college rodeos, the Pine Ridge Motorcycle Enduro, rock and gun shows, the annual "Ride the Ridge" trail ride, Fur Trade Days, county fairs, farmers markets, art shows, water skiing, boating on Box Butte Reservoir and Whitney Lake and golfing at two exceptional golf courses.
ACREAGE
The Grote Ranch consists of 4,100+/- acres of deeded lands. The ranch has eleven fenced grazing pastures and watered by a domestic well, 3 windmills, several reservoirs and four live creeks. The ranch is largely grasslands with some Ponderosa Pines providing excellent wildlife habitat and livestock pasture.
The ranch was impacted by the 2006 summer fires and many of the Ponderosa trees were lost. The result is mostly visual and the fires allowed the pine needle laden forest floor to be cleaned up making room for more grass. The ranch was rested in 2007 and the grass came back very strong allowing the property to be a stronger grass ranch which has enhanced both livestock production and wildlife forage. Research shows that the Ponderosa Pine and other tree species can be replanted. The reforestation in certain areas will enhance the visual and esthetic character of the property. The new owner can become part of that renewal process, thereby adding value.
The ranch could be used in many ways such as leasing the agriculture operations or taking in cows or yearlings in the summer on a grass lease basis. Additionally, the hunting rights could be leased on a harvested animal and bird basis. A typical operation might involve running 200 head year-round (subject to precipitation and management practices) and taking in deer and turkey hunters during the hunting seasons.
The live water streams make the ranch a magnet for wildlife and provide an attribute not offered on many western ranches.
IMPROVEMENTS
The Grote Ranch has a full set of improvements that allow all the uses the ranch is intended for including a year round livestock operation and seasonal hunting. A list of the improvements is as follows:- Main House: Built in 1974 and consisting of 3 bedrooms and 3 bathrooms with an unfinished basement
- Ranch House: Original three bedroom and one bathroom house
- Shop 40x60, insulated with a concrete floor
- Barn: Fair condition but functional building
- Corrals and miscellaneous sheds.
The working corrals are adequate to provide shelter for the ranchs livestock during severe weather conditions.
RECREATION
The Grote Ranch provides excellent opportunities for mule deer, whitetail deer, turkey and occasional elk hunting. The ranch is large enough to offer economics of a small livestock operation and to hold wildlife on the property. The diverse land types offer a variety of other recreational activity including hiking, wilderness camping, biking, horseback riding and four wheeling and winter snowmobiling. The installation of remote rustic cabins could also be a source of recreation revenue as well as bed and breakfast and dude ranch services.
The property is near the White River, Niobrara River, Box Butte Reservoir and Whitney Lake, which provide opportunity for fishing, boating and camping. Fort Robinson and Agate Fossil Beds National Monument offer historic and geological interest. Nightly theatrical and dining entertainment are offered at historic Fort Robinson. Hunters and wildlife photographers will find that the public and private lands offered for access, abound with mule deer, whitetail deer, Merriams turkey, Sharp-tail grouse, antelope, bighorn sheep, elk, pheasant, fox, coyote, bobcats, eagles and mountain lions.
In addition to its natural beauty and wildlife opportunities, the "Pine Ridge" area is fast becoming known for its variety of horse and horseman events ranging from world-class cutting shows and rodeos, to trail rides and breed shows.
SUMMARY
Northwest Nebraska is an undiscovered jewel. Scenic, yet still affordable, the area offers many amenities that are desirable for both working and lifestyle ranch property. The Grote Ranch is a scenic and productive ranch that offers excellent grasslands, live water creeks, cash flow from hunting, agricultural operations and other services if offered.
