3-D Ranch




LOCATION

Located on Fremont County Road 28 (aka Copper Gulch Rd.) in Canon City, Colorado. The ranch is located about three-miles south of Hwy. 50 West, turning south on Copper Gulch Rd. at Parkdale.

General Area:

  • The primary attraction in the area is the Royal Gorge Bridge and Park. The bridge is the highest suspension bridge in America.
  • The Arkansas River, which approximately parallels Hwy. 50 from the turn to Copper Gulch Rd. all the way to Salida, CO, offers some of the best fly fishing in the western United States and is famous for whitewater rafting.
  • Pikes Peak, known the world over, can be seen from various points on the 3D Ranch.
  • The San Isabel National Forest which covers more than 1.2 million acres can be accessed from points nearby. The forest offers many recreational opportunities including: fishing, camping, cross country skiing, horseback riding, and some of the best elk, deer and bear hunting in the state.
  • The Great Sand Dunes National Park just a few hours southwest of the ranch is the newest in our National Park system and has the largest and highest dunes in North America.
  • Monarch Ski Area is about 1-1/2 hours to the west, and the well known Breckenridge Ski Area is about 1-3/4 hours to the north.


ACREAGE

There are a total of 98.05 acres, of which approximately 15-acres are irrigated. The ranch has paved access an imposing three story high log entrance and is fully fenced with seven separate pastures. That portion of the ranch that is in its natural state is covered primarily with Pinion pine, Juniper and cedar trees. The ranch is bordered on the west by BLM land with miles of hiking, riding and ATV trails.

IMPROVEMENTS

The ranch has four houses:

  • A two-story with 4-bedrooms, 2-1/2 bathrooms has 2,100 sq. ft. Radiant in-floor heating, wood burning fireplace with blower, bay windows, wood paneling, ceiling fans, dual pane windows, remodeled country kitchen, JennAir gas stove with grill, griddle and convection oven, evaporative cooling and a covered porch plus two decks.

  • A one-story with 3-bedrooms, 2-bathrooms has 2,030 sq. ft. Large master suite with full bath, propane heating, remodeled oak kitchen cabinetry, wood burning stove, dual pane windows and a evaporative cooler. Newer carpet throughout.

  • The guest house is a one-story with 2-bedrooms, 1-bathroom and is 784 sq. ft. (Includes full kitchen and laundry facilities.) Electric heating and newer carpet throughout.

  • The guest cabin is one-story with 1-bedroom, 1- bathroom with a loft sleeping area and has 468 sq. ft. (Kitchenette). The front porch overlooks the fishing pond. Secluded and private.
  • A 700 sq. ft. garage with electric, a 320 sq. ft. workshop with electric, and a 320 sq. ft. carport. RV hookup.


Horse Facilities:

  • A 600 sq. ft. horse barn with 3-stalls, tack room, water and electricity, and a two stall hay barn with water.
  • A Two round pens: 160 ft. and 60 ft., and a 140’ x 100’ sand arena with spectator seating.


WATER RIGHTS

A well and two springs have been adjudicated for domestic use, irrigation and watering of livestock. A fishing pond, that covers approximately 1-acre and is about 14-ft. deep, is stocked with Rainbow, Brown and Golden trout, Steelhead, Bluegill and Catfish.

CLIMATE AND ELEVATION

Annual mean temperature in summer is 72 degrees F day and 61 degrees F night; winter is 48 degrees F day and 33 degrees night. Precipitation: 17 inches, snowfall: 22 inches. Days of sunshine: 300 plus. Elevation is 6,300 ft.

TAXES $1,852.71

Broker’s comments: The 3D Ranch is located in an area of endless outdoor recreation and mountain splendor. For the avid fly fisherman, the nearby Arkansas River is an angler’s paradise. For hiking and / or climbing enthusiasts the Sangre deCristo Mountains, 45 minutes to an hour west of the ranch have a myriad of trails and staggeringly beautiful views. For the horseman, riding trails are abundant throughout Fremont and the adjoining counties. Numerous equine events such as rodeos, roping, cutting and reining, jumping, and horse clinics are available in the area and throughout the state and region.
