Mountain View Ranch consists of 245+/- acres of gently rolling native grasses, cactus, and Cedar and Pinyon trees. This well-maintained ranch is named for the beautiful views of Pikes Peak to the north, the Wet Mountains to the west, and the Sangre de Cristo Mountains to the south. The eastern horizon encompasses Pueblo Reservoir, the night lights of Pueblo and Pueblo West, and the Eastern Plains of Colorado. This location provides spectacular sunrises and sunsets, and Pueblo is only a beautiful 15-minute drive away. Resident wildlife includes antelope, mule deer, and migrating elk.
LOCATION
This lovely ranch is 13 miles southwest of Pueblo. The drive to the ranch is along the south side of the Arkansas River where the County and the City of Pueblo are developing riverside parks and are also restoring an original stone barn built by Charles Goodnight of the Goodnight-Loving Cattle Trail fame. Wetmore and the Wet Mountains are a 15-minute drive away. Florence and Penrose are a 30-minute drive. Canon City and Royal Gorge recreation area are 40 minutes to the northwest. Colorado Springs and its airport are an hours drive. Due to the ranchs location on the eastern side of the Wet Mountains, the ranch gets Banana Belt weather, allowing horse riding all year long.
ACREAGE
Mountain View Ranch is within a very horse-friendly HOA, allowing unlimited trails for riding in addition to the ranchs 245 acres. USDA-supervised pasture improvements have created a good grass base: blue grama and a dry-land grass mix. There is a wide ravine running through the east side of the property that includes a very enhancing seasonal pond. This property is bordered by private road on one side, and only two neighbors adjoin the other three sides. Wildlife such as antelope, mule deer, occasional elk, eagles, owls, humming birds, rabbits, and coyotes are seen on the property.
IMPROVEMENTS
The ranch has complete perimeter fencing around all 244.8 acres with cross fencing for pasture rotation. The water well serves the house, barn with apartment, three double automatic heated horse waterers in the pastures, and there are also four outdoor frost-free hydrants. The septic system includes two septic tanks and a large drainage field servicing both the house and the apartment in the barn. The 700-ft. gravel driveway includes a circular turnaround with ample parking for RVs, campers, boats, and horse trailers.
The 36 x 48, two-story barn includes an insulated and heated apartment containing kitchenette, full bath, laundry room, and available dish TV. There is a heated tack room with saddle racks and bridle holders. The barn has four stalls with swing-out feeders and electrical outlets to each stall, each with its own door to the outside runs. The barn is completed with hay storage for 500+ bales. The barn flood lights illuminate both interior and exterior areas. Two loafing sheds (12 x 24 and 12 x 36) are located in surrounding pastures. There is a luxury, walk-in dog condo (10 x 10), heated and insulated, with four indoor runs and two large outdoor runs, and all dog facilities sit on a sloping cement slab. Completing the outdoor structures are a well-house, an enclosure for 1,000-gallon propane tank, and a small shed for an electrical generator.
This comfortable western, one-story home (approx. 1,820 square feet) includes three bedrooms and two baths. The entrance to the home is accented by a cathedral ceiling of beetle-kill pine board, drawing attention to the rock chimney/fireplace, which runs floor to ceiling. Hickory plank flooring and cabinetry accent the granite kitchen counter top, as well as the Italian and Mexican tile. Appliances include: Jen-aire range top; Bosch dishwasher; Amana microwave, and an extra large gas oven. The bathrooms have Italian and Mexican tile, Jacuzzi tub in the guest bath, and Jacuzzi shower in the master bedroom bath both with large counter tops. This homes western aura is accented by extended covered porches on both the front and the back of the house. The roof is made of heavy architectural shingles with a 50-year warranty. This home was constructed with 2 x 6 construction, allowing high furnace efficiency. Additional features are: double pane windows (high efficiency), air conditioning, Cat-5 wiring that will support all sophisticated computer needs, and DSL is available. The attached, oversized, two-car garage is fully insulated and dry-walled with reinforced concrete floor, plus extended cement pads in front of garage doors.
SUMMARY
Mountain View Ranch is all new within the last five years and is a turn-key operation for any horse-riding enthusiast who loves the great outdoors. The sunrises and sunsets are phenomenal. The semi-arid climate makes this a great Colorado property without the severe winters, yet with ample rainfall.
