Mountain View Ranch




Mountain View Ranch consists of 245+/- acres of gently rolling native grasses, cactus, and Cedar and Pinyon trees. This well-maintained ranch is named for the beautiful views of Pike’s Peak to the north, the Wet Mountains to the west, and the Sangre de Cristo Mountains to the south. The eastern horizon encompasses Pueblo Reservoir, the night lights of Pueblo and Pueblo West, and the Eastern Plains of Colorado. LOCATION

This lovely ranch is 13 miles southwest of Pueblo. The drive to the ranch is along the south side of the Arkansas River where the County and the City of Pueblo are developing riverside parks and are also restoring an original stone barn built by Charles Goodnight of the “Goodnight-Loving Cattle Trail” fame. Wetmore and the Wet Mountains are a 15-minute drive away. Florence and Penrose are a 30-minute drive. Canon City and Royal Gorge recreation area are 40 minutes to the northwest. Colorado Springs and its airport are an hour’s drive. Due to the ranch’s location on the eastern side of the Wet Mountains, the ranch gets “Banana Belt weather”, allowing horse riding all year long.

ACREAGE

Mountain View Ranch is within a very horse-friendly HOA, allowing unlimited trails for riding in addition to the ranch’s 245 acres. USDA-supervised pasture improvements have created a good grass base: blue grama and a dry-land grass mix. There is a wide ravine running through the east side of the property that includes a very enhancing seasonal pond. This property is bordered by private road on one side, and only two neighbors adjoin the other three sides. Wildlife such as antelope, mule deer, occasional elk, eagles, owls, humming birds, rabbits, and coyotes are seen on the property.

IMPROVEMENTS

Hickory plank flooring and cabinetry accent the granite kitchen counter top, as well as the Italian and Mexican tile. Appliances include: Jen-aire range top; Bosch dishwasher; Amana microwave, and an extra large gas oven.
