Big View Ranch




Big View Ranch sits on the north plateau of the Indian Creek valley (a significant tributary of the Republican River). This property is northeast of St. Francis, Kansas, and is approximately 10 miles into Nebraska. Because of the ranch’s location and elevation, it receives significantly more snow and rain than the surrounding area. Therefore, it has the greenest grass and pastureland. The name, Big View Ranch, comes from the outstanding panoramic views in every direction: Indian Creek valley to the south and southeast with its Cottonwood, Willow, and Pine-lined banks and green farm ground along the river is a pleasant contrast to the lovely rolling prairie on the three other sides. This 300+/- acre ranch is all fenced and cross-fenced with water lines, stock tanks, and a significant number of mature wind breaks. This property is truly an outdoor lover’s paradise frequented by a multitude of varieties of wildlife.

LOCATION

Big View Ranch is located two and a half miles north of US 34 near Max, Nebraska, on a well-maintained county gravel road. The ranch is located in Dundy County, with Benkelman being the County Seat. Benkelman is twelve miles to the west and offers a hospital, pharmacy, cinema, post office, K-12 schools, banks, restaurants, golf courses, and more. Mc Cook is 45 minutes east and has a municipal airport with limited commuter service. Denver International Airport is a 2.5 to 3-hour drive. Four nearby reservoirs and parks offer fishing, boating, and swimming. There are also four golf courses in the vicinity.

ACREAGE

The 300+/- acre ranch is divided by a county road with a cattle-crossing under the road. There are 50 acres enrolled in CRP until 2009 with annual payments of $1,568. There are also 73 acres in wheat-base with annual payments of $1,034. Finally, there are 42 acres in a grain-sorghum base with yearly payments of $440. The total cropland acreage is 165+/- acres. The rest of the acreage is native grass pastures with new fences and cross fences with stock tanks for easy pasture rotation. This property has a significant amount of trees and wind breaks, which makes it very appealing for wildlife: Mule Deer, Turkey, Pheasant, White Tail Deer, Hawks, Owls, Fox, Bob Cats, Hummingbirds, etc.

All mineral rights, wind rights, and water rights are being sold with the property.

This property is very private due to the significant amount of trees surrounding the building compound area and the fact the ranch is elevated on a plateau. Also, there are only large-tract ranches and farms surrounding Big View Ranch.

IMPROVEMENTS

This property is unique because it has two complete homes at the building compound location, approximately 100 yards apart. The smaller north house is approximately 1,000 square feet with two bedrooms and one bathroom. The larger south home is approximately 1,400 square feet with three bedrooms and two baths. Each house has its own garage, private back yard, and septic system, along with separate addresses and utilities. There is one well for the houses, the barn, and the pipeline serving the stock tanks. Both houses have been remodeled with extensive new improvements too numerous to mention. DSL and satellite Dish internet are available.

The whole compound area is illuminated by four security lights.

RECREATION

This property offers unlimited wildlife watching, hiking, horseback riding, ATV and 4-wheel riding, along with the opportunity to train horses and 4-H livestock. Within a reasonably short drive are reservoirs and parks for swimming and boating. In addition there are four golf courses nearby. Big View Ranch is private and in the country, yet within a short drive to all needed services and medical care.

SUMMARY

Big View Ranch offers many possibilities for its new owner: a starter ranch for a young couple; a semi-retirement ranch for an older couple; a country bed and breakfast; a hunting retreat; or as income property from several government agricultural programs and from renting out the two houses, along with leasing out pastureland. This area of Nebraska is known as the Banana Belt, since it has very mild winters and moderate summers.
