The Oasis Ranch is a sportsmans paradise located in the North Platte River Valley of western Nebraska, near the town of Bridgeport. The property is comprised of 400 acres with four fishing lakes fed by a natural spring creek. Improvements consist of a two bedroom brick home, recreation building, barn and storage building. LOCATION
The property is located in the Panhandle of Nebraska in the extreme southern end of Morrill County, 13 miles southeast of Bridgeport and 7 miles north of the town of Dalton. There is a county gravel road along the eastern side of the property and approximately 1.5 miles from Highway 385. Highway 385 south leads to Sidney, Nebraska and the corporate headquarters for Cabelas, the Worlds Foremost Outfitter. Scottsbluff is just 35 miles northwest of the property and provides all major services including regional medical facilities and commercial air service.
The legal description is E1/2 Section 28 and E1/2SE1/4 Section 21, Township 18 North, Range 49 West of the 6th P.M., Morrill County, Nebraska.
ACREAGE and WATER
The 400 deeded acres consist of about 19 acres of live water spring bottoms where the Deep Hole Spring Creek originates from outcroppings of the Ogallala Aquifer. There is about 57 acres of land that was historically farmed for dry land crops, 6 acres of roads and building site and the balance of 318 acres in native grasslands.
The current owner purchased the property in 2002 and 2003 in an assemblage of two separate properties and then proceeded with planned improvements consisting primarily of the lakes and recreation building. There are three main fishing lakes and a fourth lake for overflow. From the natural springs and Deep Hole Spring Creek, the water flows northerly through a Parshall Flume (water measuring device) into the first of four lakes, Crazy Horse Lake (2 acres) which is stocked with trout. Crazy Horse Lake was constructed with an island, bridge, dock, four aerators and two overflow outlets where the water flows into Red Cloud Lake (1.5acres) with two aerators and then northward to Sitting Bull Lake (3 acres) with four aerators, habitat and a floating dock. Red Cloud Lake was stocked with smallmouth bass, channel catfish, black crappie and fathead minnows while Sitting Bull Lake is stocked largemouth bass, channel catfish, crappie and minnows. The fourth lake, Medicine Arrow Lake, (1/3 acre) originally held grass carp, hybrid bluegills and yellow perch.
The natural springs are located in the NE1/4SE1/4 of Section 28. The spring bottom area resembles a wetland where the water accumulates and begins to flow northerly. There is evidence of several historical structures that were built around this source of water dating back to the Calvary and later Homestead eras. The average water flow is reported to be 0.4 foot through the flume and indicates a flow rate of .99 cfs (cubic feet per second) which equates to 2 acre/feet per day or 446 gallons per minute. The size and scope of the natural spring is quite unusual and the use of the water for a fishery makes this property very unique.
IMPROVEMENTS
The property is modestly improved with very useable structures. The two bedroom, one bath, ranch style brick home with tile roof has been remodeled with highlights consisting a new kitchen, new flooring and wall covering, a partial finished basement and a two car garage. The 1,350 sf Morton metal recreation building was built new in 2003 and provides storage for boats and recreation vehicles, fishing supplies and two ¾ bathrooms used as changing rooms. Other outbuildings include a 1,280 sf red barn and a 1,092 sf storage shed.
The building and land improvements including building the lake structures was completed at a cost greater than the selling price making this a real financial opportunity.
RECREATION
The property is a recreation haven offering many opportunities including fishing, hunting, shooting, ATV riding among others. The property offers outstanding multi-species fishing opportunity. Hunting on the property for waterfowl, upland game birds and occasional deer is available. Hunting on other areas along the North Platte River and surrounding areas adds a greater opportunity for those same species. The property would accommodate preserve hunting for extended upland bird season. A sporting clay course would be another possible amenity. Rowing, swimming, ATV riding and more can be accommodated on the property.
SUMMARY
The property is very unique and offers a tremendous fishery which is enabled by the tremendous water characteristics of the springs forming the Deep Hole Creek. The surrounding area is very appealing being located in the North Platte River Valley with its excellent wildlife habitat and farmland. The improvements complement the property nicely and other activities could be structured on the property to play on the shooting and hunting characteristics.
