Apache Creek Preserve




This 425-acre ranch offers a variety of interesting terrain with stunning views of the Spanish Peaks to the south, Greenhorn Mountain to the west, and Pikes Peak to the north. Nicely tucked away approximately 3 miles to the east of I-25, which you cannot see or hear from the property, this ranch is a perfect set up for a small cattle operation or equestrian property, and also has development potential. In fact, the seller currently has a plat recorded with Huerfano County that has twelve 35-acre lots. LOCATION & AREA

The ranch is accessed from I-25 at Exit 64, which is located approximately 9 miles south of Colorado City and approximately 13 miles north of Walsenburg.

Colorado City is a small town of approximately 2,000 people where you can find restaurants, gas stations, and shopping. Walsenburg is the county seat of Huerfano County and has a population of approximately 4,000 people. Here, you will also find more restaurants, shopping, a golf course, water park, and nearby state parks.

From the Interstate, the landscape looks mostly flat and dry to the east, which is what makes this property a pleasant surprise when you arrive and look at its diverse landscape from the top of a plateau. Not only is the ranch itself a hidden treasure, but the views all around are just spectacular.

ACREAGE

The approximate 425-acres of the Apache Creek Preserve are a study in varying terrain. From the upper plateau where dryland grasses, junipers and pinyon pines thrive, to rocky cliffs with natural caves, to dry arroyos, to the flowing water in Apache Creek and its lush wetland and riparian fringes, to its lower dryland pastures, this ranch has a surprising diversity of landscape and vegetation.

WATER

Approximately 1.5 miles of Apache Creek run through the property. There are several fishable ponds that have been created either naturally or by the resident beaver. The creek has a very healthy willow riparian corridor for much of its length. In some of the flatter areas are nice herbaceous wetland pockets.

IMPROVEMENTS

There is one storage shed on the property with power and well water. Post and plank built corrals are currently used by a local rancher who leases the property for cattle and calving operations. Access is from Huerfano County Road 112 and a gravel ranch access road that traverses the lower valley floor.

WILDLIFE & RECREATION

In the creek and the ponds are several warm water fish species, as well as some stocked rainbow trout, which are eager to take a fly or a worm. There are an endless number of campsites on the property near the river and ponds where you could fall asleep under the stars listening to the sounds of your own creek flowing by.

The property also sports some high quality wetland habitat that attracts many species of ducks and Canada geese. Left alone, this property sports some fantastic waterfowl habitat that would provide some very nice hunting opportunities. For those who prefer wildlife watching, birding, or photography, this ranch provides outstanding habitat that attracts an abundance of different birds, mammals, and reptiles.

There are also the remains of a stone building foundation on the valley floor not too far away from the beaver ponds.

RANCHING POTENTIAL

A local rancher currently leases the Apache Creek Preserve to run approximately 20 to 30 cow/calf pairs in the summer/fall. The carrying capacity in this area is 35 to 40 acres per cow if you graze year round. If you graze during a 5 month grazing season the numbers can be increased. Dryland grasses comprise much of the rangeland and include species such as gramma, buffalograss, brome, and varieties of wheatgrass. The ranch is currently perimeter fenced.

DEVELOPMENT POTENTIAL

The current owner has a recorded development plat with Huerfano County that has 12 lots that are all 35+ acres. Power is on the property, but would have to be expanded to reach all of the lots and a gravel road with culverts has been constructed that provides access to all of the sites. Driveways and wells would have to be added for each individual lot.
