LOCATION

The ranch is approximately four miles east of Kiowa and borders Comanche Creek Road on the west and Wedemeyer Road on the east.

AREA DESCRIPTION

Elbert County is multi-faceted. On the western end of the county there has been a proliferation of single family homes on 35 acre parcels and subdivisions which offer parcels of various sizes. Moving to the east on State Highway 86, the main east-west artery the density is less and the land parcels tend to be larger—in some cases much larger. “This is cattle ranching country.”

ACREAGE

The ranch consists of 169 +/- acres of rolling grassland, dry land alfalfa fields, sub-irrigated bottomland along Comanche Creek with willows and Cottonwood trees, and a large portion of the east end of the ranch is covered with Ponderosa pines. The area surrounding the house has been beautifully landscaped has a drip system and a 10-zone sprinkler system.

RESIDENCE

A paved driveway leads to the 4,344 square feet house, which has a stucco exterior with cedar accents and river rock skirting and is perfectly sited to take advantage of the expansive views, from inside the house and from the western red cedar deck on the west side of the house. Attached is an oversized three car garage.

The light and airy kitchen features a GE Profile refrigerator, GE gas stovetop, Jenn-Air oven and microwave, Bosch dishwasher, GE trash compactor, commercial grade disposal and an appliance garage. A curved kitchen island has seating for eight. The custom knotty pine kitchen cabinetry is by Kitchen Craft. There is recessed lighting in the kitchen area and throughout the house. On the lower level you first enter the family room which features a big screen TV in a custom made wall cabinet, an alcove that is being used as an exercise area, and a door to the patio. There are three bedrooms two have walk-in closets. The large bathroom has twin basins, two showers (one tub and one a stall) and two oversized linen closets. The lower level is mostly carpeted. The unfinished part of the lower level is a 510 square feet mechanicals / storage room with shelving.

The house has two furnaces with humidifiers one for each level. One furnace has air-conditioning for the upper level. The lower level stays at 69 to 70 degrees during the summer.

OTHER IMPROVEMENTS

Indoor Arena:
(80’ x 140’ = 11,200 square feet)
Lighted and insulated with 16’ sidewalls, 14’ doors, stereo sound and a sand based floor (Arena X).

Barn:
( 60’ x 80’ = 4,800 square feet)
Concrete floor, 14’ sidewalls, 10’ door, 18’ x 22’ insulated tack room / office with oak cabinetry and a ceiling fan.

POTENTIAL USAGE

Two 35 acre parcels have been platted in the eastern portion of the ranch. A third parcel is possible.

WATER RIGHTS

There are no adjudicated surface water rights and the deep water rights have not been adjudicated.

TAXES $2,988.36 for 2007
