Located in northwest Nebraska, the Hill Place Ranch is comprised of 1,500+/- fee acres. The land is comprised of hayland, dryland, crop land, open grass pasture and rolling hills with deep canyons and three springs and a live water stream. The property is largely grazing land and provides habitat for mule deer, whitetail deer, turkey, other native wildlife and occasional elk. The improvements include an older building site with a house used as a hunting cabin and a tin barn and corrals. The Hill Place Ranch is a productive ranch with plentiful wildlife located in a scenic area.
LOCATION
The Hill Place Ranch is located six miles east and four miles north of Harrison, Nebraska on a gravel county road. Scottsbluff is 75 miles to the south and the Black Hills are about 75 miles north. Access to the ranch is an easy drive and just a few hours from Denver.
AREA AND CLIMATE
Northwest Nebraska and in particular Sioux County is known for its large ranches and excellent grasslands. From the South Dakota border on the north to the Niobrara River on the south, the Wyoming state line on the west and the Sandhills on the east, Sioux and Dawes Counties are filled with scenic splendor, wide open skies, beautiful sunsets, starlit nights, history, geology and abundant wildlife. The pine-covered hills of the Nebraska National Forest and the Pine Ridge are full of trails for hiking and horseback riding. The Pine Ridge is becoming renown for it deer and Merriams turkey hunting. Also, the elk population has been steadily increasing and it is not uncommon to see elk on the ranch.
ACREAGE
The Hill Place Ranch consists of 1,500+/- acres of deeded lands. The ranch has four fenced pastures and watered by a domestic well, several springs, a live water creek and a large reservoir stocked with bass. The ranch has water rights from the Hill Place (locally known as Little Boggy Creek) which along with the reservoir on the property allow irrigation of about 30 acres of hayland. There are about 200 acres of land that has been farmed at one time or another with about150 acres currently in farmland. The remainder of the ranch consists of grasslands with some Ponderosa Pines combining excellent wildlife habitat and agricultural production.
The ranch was impacted by the 2006 summer fires and many of the Ponderosa trees were lost. The result is mostly visual and the fires allowed the pine needle laden forest floor to be cleaned up making room for more grass. The ranch was rested in 2007 and the grass came back very strong allowing the property to be a stronger grass ranch which has enhanced both livestock production and wildlife forage. Research shows that the Ponderosa Pine and other tree species can be replanted. The reforestation in certain areas will enhance the visual and esthetic character of the property. The new owner can become part of that renewal process, thereby adding value.
The ranch could be used in many ways such as leasing the agriculture operations or taking in cows or yearlings in the summer on a grass lease basis. Additionally, the hunting rights could be leased on a harvested animal and bird basis. A typical operation might involve running 65 head in the grazing season (subject to precipitation and management practices), producing hay and grain and taking in elk, deer and turkey hunters during the hunting seasons.
The ranch attracts wildlife and serves as a corridor for elk movement in the area. This fact makes the property attractive and unique to the area.
IMPROVEMENTS
The Hill Place Ranch is improved with fences, water improvements and an older building site.
RECREATION
The Hill Place Ranch provides excellent opportunities for mule deer, whitetail deer, turkey and elk hunting. Additionally, the reservoir is stocked with Bass and provides fishing opportunities unique to the area. The ranch provides enough agricultural production to provide positive cash flow from operations. The diverse land types offer a variety of other recreational activity including hiking, wilderness camping, biking, horseback riding and four wheeling and winter snowmobiling.
The property is near the White River, Niobrara River, Box Butte Reservoir and Whitney Lake, which provide opportunity for fishing, boating and camping. Fort Robinson and Agate Fossil Beds National Monument offer historic and geological interest. Nightly theatrical and dining entertainment are offered at historic Fort Robinson. Hunters and wildlife photographers will find that the public and private lands offered for access, abound with mule deer, whitetail deer, Merriams turkey, Sharp-tail grouse, antelope, bighorn sheep, elk, pheasant, fox, coyote, bobcats, eagles and mountain lions.
In addition to its natural beauty and wildlife opportunities, the "Pine Ridge" area is fast becoming known for its variety of horse and horseman events ranging from world-class cutting shows and rodeos, to trail rides and breed shows.

Northwest Nebraska is an undiscovered jewel. Scenic, yet still affordable, the area offers many amenities that are desirable for both working and lifestyle ranch property.
