Monckton Ranch

This gem of a ranch property is located eight miles north of New Castle in Western Colorado. The picturesque 54-acres is bisected by Main Elk Creek and offers views of the Flat Tops Wilderness Area and the Cline Top mountains. The ranch features well cared for improvements, excellent water rights and an underground sprinkler system to the hay fields. Easily accessible year round from I-70 to a county maintained road, this ranch has all the aspects that make a great family retreat or an equestrian facility.

LOCATION

The Monckton Ranch is located off of County Road 243, approximately eight miles north of New Castle. This small western Colorado town is a growing community on the Colorado River between Vail and Grand Junction. New Castle’s average annual precipitation is 17.9 inches, with an average low temp in December of 20 degrees and an average high in July of 89 degrees.

Direct access from the Monckton ranch to the 235,000 plus acres of the Routt and White River National Forests that comprise Flat Tops, the second largest wilderness area in Colorado, the Flat Tops is twice the size of Holy Cross or Eagle Nest Wilderness areas. One can explore Flat Tops on a maze of trails totaling well over 100 miles for hiking, fishing, horseback riding, snowmobiling, cross country skiing and camping.

WATER

Main Elk Creek runs through the middle of the ranch’s 54 acres. The property is broken into two benches comprised of irrigated pasture/hay ground interspersed with mature stands of cottonwoods and a significant riparian area along the creek. The majority of the 54-acres is useable, with approximately half of the acreage productive under a sprinkler gun irrigation system. Excellent senior water rights dating back to 1908 provide the 5 CFS of water used on the ranch.

IMPROVEMENTS

Improvements include a well maintained three bedroom house, two barns, storage shed and approximately four acres in horse safe fencing. The current owner began the subdivision process with Garfield County Planning & Zoning to divide the ranch into three lots. The water division has approved three wells with water diversion from the creek. Although there are no plans to complete the process; the application gives the new owner the option to continue the subdivision or pursue a conservation easement.

SUMMARY

The Monckton Ranch on Main Elk Creek is a rare opportunity to own a mountain property with live water running through the ranch. A beautiful picturesque setting for a quiet retreat; the senior water rights and productive pasture/hay meadows make this an ideal setting for horses. Some of Colorado’s finest recreation can be found on the ranch and surrounding area.
