Sanctuary Ridge Ranch - Price Reduction




OVERVIEW

The Sanctuary Ranch is an approximately 140 acre ranch that is a rare find along the Front Range of the Rocky Mountains. LOCATION & AREA

The ranch is located just 20 minutes from the Interstate 25 and Highway 56 exit. It is also located within 30 minutes of several major Northern Colorado cities, including the Metro Denver Area, Longmont, Loveland and Ft. Collins. Sanctuary Ridge Ranch is secretly nestled within the ridges and valleys of the foothills just eight miles west of Berthoud, Colorado. Entrance into the property is on paved and maintained County roads.
Berthoud, known as “the garden spot of Colorado” is a small, quaint and historic community of approximately 5,000 people. There are several restaurants, shopping centers and conveniences. Ft. Collins, to the north is the county seat of Larimer County and has a population of over 130,000. Within an easy 30 minute drive of the ranch there is variety of fine shopping, dining and entertainment amenities. Estes Park and Rocky Mountain National Park is just a scenic 30 minute drive up the canyon to the west, where year round activities and diverse wildlife abound.

ACREAGE

The approximate 140 acres consists of a large grassy valley to the east, with numerous moss rock ridges on the east and west, scattered with mature pines, mountain mahogany, wild plum, choke cherry and cottonwoods in the riparian areas. The ridges all have excellent views that can never be obstructed. There are many suitable building sites to choose from at each vista. One of the most unique sites lies on the south end and is enclosed within a one of a kind boxed canyon, but still with an awesome view of the Front Range cities. It has ultimate privacy, at the end of the road. The vista from the premier ridge top home site on the ranch is a breathtaking 360 degree view of not only the mountains, but the entire Front Range, as far as the eye can see. The west side of the property has an unobstructed view of the mountains and Back Range with several large meadows and building sites. There is a picturesque spring fed, riparian valley filled with plant and wildlife below.

WATER

The Dry Creek flows year round into a small basin at the entrance of the ranch, before crossing under the maintained County Road. The creek nourishes the wild plum at the entrance. There is also a spring in the south canyon which seasonally forms a small waterfall and pools as it traverses down the canyon. The rock outcroppings at this site are beyond description.

WILDLIFE & RECREATION

Sanctuary Ridge Ranch has an abundance of wildlife year round. Most frequent and numerous are herds of mule deer, coyotes and rabbits. There are also elk, pheasant, quail, bobcat, eagles and occasionally moose. Birds of all kinds are abundant on this foothills ranch.

Minutes away to the west of the ranch is Carter Lake, a 1,100 acre reservoir that has full recreational facilities, including moorings, boat docks, a sail boat yacht club and a new visitor’s center. Primary activities at the lake are sailing, fishing, camping, hiking and power boating. Fishing opportunities include trout, walleye and kokanee.

In addition, there are currently over 20 golf courses within 30 miles of Sanctuary Ridge Ranch. With Rocky Mountain National Park less than 30 minutes up the canyon, year round sporting and outdoor activities await. Ski resorts are as close as 45 minutes from the ranch.

The ranch lies within Game Management Unit 20 and being more than 160 acres, qualifies the owner for Priority Landowner Preference tags for hunting, which have been in possession since the 2002 inception of the program. The annual cow elk and deer tags are available to a single land owner only.

RANCHING OPERATION

In the past there have been a small number of cattle or bison run on the acreage. If the property is developed into an exclusive community, the current owner will prohibit livestock of any kind, via covenants to assure the integrity and value of the pristine land for the select few residents. The property is fenced, cross fenced and gated.

DEVELOPMENT POTENTIAL

Several development options have been pursued for the ranch. The obvious option is a single landowner who is purchasing the entire parcel for their own private sanctuary, use and enjoyment. For an astute Developer, the densest usage is the MRD, or, Minor Residential Development option which is in essence a small subdivision type development through Larimer County which allows for up to approximately 20 or more home sites. The second option that has been explored and verbally approved in concept is the Rural Land Use Center, OR RLUC of Larimer County, which allows for 12 to 13 home sites on the parcel, with far less developmental costs than the MRD, but with some restrictions and requirements. The last is the 35 acre parcel concept, which would result in four premium lots of 35 or more acres with a designated acreage building envelope to preserve the beauty of the land and each inhabitants privacy. This last option has no County mandated restrictions. The single owner, RLUC and 35 acre concept allow for a private sanctuary of over 140 acres for the inhabitants to enjoy and roam.

SUMMARY

Property like the Sanctuary Ridge Ranch rarely exists within this proximity to the Front Range communities. It offers a very pristine, yet private retreat for one or a few exclusive individuals. For the Developer, it is the ultimate opportunity, not only for the return on investment, but a distinct mark of achievement for the portfolio.
