Untouched, original and serene mountain ranch. These are the words one might use to describe Geyser Ranch centrally located in the state of Montana. LOCATION & AREA
Located approximately thirteen miles from the town of Geyser one will turn North onto a country road to find themselves in the middle of what can only be described as the picturesque scene of natures beauty. A snapshot description of the property includes a mix of timber woods, aspen stands, willow groves, hay meadows, ponds, creeks and a multitude of wildlife. The improvements are located nearest the entrance to the ranch which is served by an all weather county maintained gravel road. The property has good access to the nearby Lewis and Clark National Forest in the Highwood Mountain Range. The town of Geyser is located southeast of Great Falls by nearly 45 miles. Great Falls provides all major services including regional medical facilities and extensive private and commercial air services.
ACREAGE & OPERATION
The Geyser Ranch encompasses nearly 1,900 acres including 1338 deeded acres. Included therein is a 120 acre pivot with water stored in a reservoir for irrigation and 200+/- acres of natural meadow irrigated directly from the natural streams that traverse the property.
The ranch holds the grazing rights on another 560 acres under lease from the State of Montana which are largely surrounded by the deeded lands. State of Montana grazing leases include number 7486 and number 7193. Both are ten-year leases due to expire in 2016.
The ranch is owner rated for 200 to 220 animal units year round. The ranch has live water serving livestock needs in every pasture.
WATER
Four natural mountain streams traverse the property for over four miles with occasional beaver ponds and three man-made ponds located on the property serve recreational purposes as well as the pivot needs for hay meadows. They have been achieving hay yields in the four ton per acre range under the pivot, while the native meadows produce one to two tons. The ranch has and abundance of adjudicated water rights for irrigation and livestock use with 39 filings registered with the Department of Natural Resources and Conservation. Active springs can be found throughout the ranch.
IMPROVEMENTS
The small house accommodates a modest family and a Quonset shop works well as an equipment storage and repair area. There are nice working corals with sorting alley and tub. There is a sufficient large barn for calving with means of a heated tack room equipped for sleeping if necessary. Shipping corrals are easily accessible and the native meadows operate with diversion structures and ditches for flood irrigation. Numerous pastures with good fences allow for rotational grazing and cattle management.
WILDLIFE & RECREATION
This untouched wildlife haven offers a variety whitetail and mule deer, elk, coyotes, upland game birds, birds of prey, song birds, waterfowl and an occasional bear, lion and bobcat. Sportsmen will enjoy this winter getaway for the snowmobiling, and snow shoeing that it has to offer. The adjoined National Forest land acts as a storage and breeding facility for wildlife which more often than not, end up on the ranch as a result of public pressure during seasonal hunting times. This is a draw unit for elk (Unit 447 under the Montana Department of Wildlife) as well as antelope. Licenses for deer are available by drawing for out of state residents. Upland game birds, small game, waterfowl and fishing can be purchased over the counter.
Recently stocked ponds hold Rainbow and Brown Trout. Arrow Creek, Pine Creek, Waymeir Creek and Erwin Creek flow through the property. Most of these streams have beaver ponds on them and contain native Brook Trout.
The ranch hosts an abundance of Hungarian Partridge. There are also Ringneck Pheasants on the ranch.
Overall, the ranch provides excellent habitat for fish and wildlife.
