OVERVIEW

Canyon Springs Ranch is a rare and scenic 280 acre property that consists of 200 acres of grass and Ponderosa timber and 80 acres of a fisherman’s dream riparian habitat. LOCATION AND AREA

The nearest town, Crawford is called the “the Garden beyond the Sandhills” and is known as the Big Game Capital of Nebraska. The area is filled with scenic splendor, wide open spaces, and unmatched luminosity in the night skies. The wildlife, heritage and true western history of the United States is evident and still present in this area. Canyon Springs Ranch is located in Sioux County, Nebraska, on US 20 from Crawford travel west 7.2 miles to White River Road. Turn left on White River Road and continue south on White River Road approximately 1.1 miles south to the entrance of the ranch on the west side of the road. Historic Fort Robinson State Park lies just one and a half miles north of the property.

Chadron is approximately 23 miles east of Crawford, and has several major retail shopping outlets, as does Scottsbluff, 75 miles to the south and the Black Hills of South Dakota are approximately 75 miles to the north. The ranch is an easy drive to the Denver Metro Area and Denver International Airport to the south or Rapid City to the north, all via Interstate Highway. This ranch has easy accessibility year round.

ACREAGE

The diverse terrain on this property is a rare find. With 80 acres of riparian habitat, it has one-half mile of Charcoal Creek, which feeds two trout ponds and three quarter miles of the White River on the property. There are numerous springs, cozy and picturesque canyons, ridge tops, ponds, two old railroad bridges and 15 acres of upland alfalfa. There is approximately an eight acre flatland area with a sandy/silt soil boasting a canyon ridge back drop that would be ideal for both an indoor and/or outdoor arena, with the White River running to the entire south edge of this setting. Built in 1989, the home has approximately 3,140 finished square feet with another 1,390 unfinished in the basement. WILDLIFE & RECREATION

This is area of Nebraska is known as the Pine Ridge, with an abundance of mule and whitetail deer, big horn sheep, wild turkey, bobcat, mountain lion, coyote and many species of bird and waterfowl. This property has very nice opportunities, whether hunting or viewing wildlife. Along with the 2,640 acre Peterson State Wildlife Management area along the north border of the ranch, there is the 8,100 acre Soldier Creek Wildness Area, James Ranch Recreation Area for hunting and the Boots and Saddle Riding Trail, all within the 22,000 acre Fort Robinson State Park, just to the north of the ranch.

Fort Robinson was used from the 1870’s through WWII, until 1949 as a military remount depot for horse and mule of the US Army. The entire complex is intact and offers not only the history of the Fort, but also Playhouse Theater, dining and also hosts numerous horse related events, weddings and reunions. Horse boarding facilities and trail rides are the huge attraction to the Fort and its 22,000 acres.

Also within the area is the Nebraska National Forest, the Ponderosa Wildlife Area, two nice golf courses, several lakes for boating and various rodeo and horse events. Other area activities are the Pine Ridge Motorcycle Enduro, the annual “Ride the Ridge” trail ride, Fur Trade Days and county fairs.

DEVELOPMENT POTENTIAL

The Charcoal Creek could be dammed to create additional fishing ponds. The large open field could be used to build an equestrian center for private use or to accommodate visitors to the Fort Robinson and Crawford area, or for another home site.

SUMMARY

This recreational ranch offers end of the road privacy along with nearby diverse recreational opportunities. Whether it is by horseback, foot or four wheeler, this ranch is a true retreat. It would be ideal for a horseman or small rancher.
