To the east a scenic view of Haystack Mountain. The great Colorado sunrises and sunsets await you. The Lefthand Creek runs year round along the south edge of the entire property line. Located just minutes between Boulder and Longmont, Colorado, the ranch has easy access year round.

LOCATION

Lefthand Ranch is less than ten miles from Longmont and only 8 miles from Boulder, Colorado.

From Longmont head west on Highway 119, 6 miles to 63rd Street. From Boulder, north on Highway 36 to Highway 119, also known as the Diagonal Highway. Go east on Highway 119 for 3.1 miles to 63rd Street. Go north on 63rd Street 1.7 miles to Niwot Road. Turn West on Niwot Road and continue 1.7 miles to North 49th Street. Turn right on North 49th Street and continue 4/10 of a mile. Just after you cross the Lefthand Creek bridge, the property sits to the west and continues up to Oxford Road.

It is the home of the University of Colorado and the National Center for Atmospheric Research. Boulder sits at 5,430 feet above sea level and is known for its natural beauty, outdoor recreation, natural product retailers, alternative energy research and diverse and plentiful restaurants.

ACREAGE

This size of acreage is rare in Boulder County. The land is level with the quaint Lefthand Creek running along the south border. The tree lined creek provides a unique riparian setting. The property can be purchased as 70 acres, but has also been surveyed for two 35 acre parcels. The property has access from the north or east side. The acreage is currently planted in a grass mix, which is irrigated and has been well maintained. The current owner produced over 8,000 bales of quality horse hay in 2008. This site is ideal for a small farm, equestrian ranch or a luxurious rural retreat.

WATER

The Lefthand Creek flows year round through the property. Ownership of the water rights sell with the property and provides irrigation to the current hay crop. City Water supply is available from Left Hand Water district.

IMPROVEMENTS

There are no buildings or improvements to the property other than the hay pasture and irrigation, and a gravel road. The land is on all sides with wire fencing. All utilities are available at the street for building.

WILDLIFE AND RECREATION

Wildlife on the property includes Red Fox, Whitetail Deer, Raccoons, Coyote and a variety of both large and small birds.

An abundance of recreational opportunities exist in this area. The City and County of Boulder has extensive Open Space and Parks areas. The Flat Irons, Roosevelt National Forest, and Rocky Mountain National Park are within a 30 minute drive. Every outdoor activity imaginable exists in this area including hiking, rock climbing, boating, skiing, snowshoeing, cycling, camping, fishing and backpacking. There are also over 25 golf courses within 30 minutes of the property.

DEVELOPMENT POTENTIAL

The 70 acres has been surveyed for two 35 acre parcels, each having the Lefthand Creek on the south border. There is adjoining acreage available with this property that backs up to Open Space. This property is a rare find in Boulder County, as much of Boulder County has been dedicated to Open Space. It will only continue to go up in value.

SUMMARY

Lefthand Ranch is a rare find in the Boulder area. With the creek running through it, scenic mountain views and close in, but rural feel, this is a once in a lifetime opportunity. The fact that there are no improvements on site, make this property idea for most any need.
