This 1,700 acre ranch is truly a part of Colorado cattle ranching history. For over 100 years, the Sidwell family has bred and raised Registered Herefords with great success. Located Northeast of Greeley, Colorado the ranch has stunning views of the Rocky Mountains. The ranch has all of the necessary facilities for a commercial or purebred cattle operation. Amenities include calving barns, sale barn, seven pastures, feed pens, Quonset equipment building and owners house. Located adjacent to Highway 85, there is easy access to Wyoming, Denver and other Front Range cities. LOCATION AND AREA
The ranch has easy access from I-25. Go west on Colorado 14, thirteen miles to Ault. Turn left on Highway 85 and continue 14 miles to County Road 110. Turn left and continue about one-mile to Road 27. Then right two-tenths of a mile to the entrance of the ranch. Highway 85 runs along the entire east side of the ranch. The Wyoming border is less than 20 miles north of the ranch. The ranch is located in Weld County, which is ranked the third leading agricultural county in the United States.
The city of Ft. Collins with a population of 130,000 and the city of Greeley with a population of 90,000 both are within 30 minutes of the ranch. Both cities boast great restaurants, shopping, and year round recreational activities.
ACREAGE
The 1,700 acres is fairly level, with a small ridge and canyon on the north. In the center there is a small valley with the Lone Tree Creek running through it, with ponds in several areas. There are seven fenced dryland grass pastures. Several stands of cottonwood and other deciduous trees are scattered around the property.
IMPROVEMENTS
The home is a ranch style house with approximately 1,775 square feet, with three bedrooms, two baths, and an 800 square foot detached garage. Mature and beautifully maintained landscaping surrounds the home.
The original barns and sheds have been well maintained and updated. There is also a sale barn complete with bleacher seating, holding pens, shed and alleyway behind. The pens are pipe, cable and wood. There are numerous three sided sheds on the property. Equipment is stored in the large Quonset building and the grain bins are beside it.
RANCHING OPERATION
The owner currently calves out around 150 head per season. Most of the livestock are then moved to Wyoming range land for the summer months. Approximately 1,400 acres has, in the past, been seeded for dryland wheat farming, which is still a viable option to a cattle operation.
DEVELOPMENT POTENTIAL
There is ample room to enlarge the operation with other buildings and residences. With the east side of the property running along Highway 85, there is a potential for developing 35+ acre lots. This could be done without affecting the ranch operation on the west side.
