Tucked away within the Gunnison National Forest and on the headwaters of West Muddy Creek, Flying M Ranch represents the best of Western Colorado. LOCATION
The ranch is located 25 miles northeast of Paonia, and 50 miles west of Aspen, Colorado on the headwaters of West Muddy Creek. Driving time to Aspen or Eagle Vail Airport would be under 90 minutes and flying time from the private air strip on the ranch to Aspen would be approximately 20 minutes ground to ground time.
ACREAGE
The ranch consists of 320 acres of pristine Colorado mountain ranch land with the bulk in hay able irrigated pastures. There are 14 spring-fed ponds including two large ponds that are stocked with trout and more ponds are permitted to be built. The West Muddy Creek borders the property and there is a two-thirds water right interest in the Twin Spruce Ditch. A natural spring and well fed all the improvements.
IMPROVEMENTS
The ranch headquarters complex includes the historic four bedroom log residence. The main level consists of the kitchen, living room, mud room, sun room and a half bath. There are extensive decks on two sides of the residence. There are two guest cabins close to the log residence. All are completely furnished with antiques, stoves and furnishings that compliment the era of the old west. There is a larder building that stores a years supply of food with two freezers and the building is supported in the winter with a couple of 60 watt bulbs for heat.
The bath house includes two bathrooms, a laundry with double appliances and a full basement with extensive storage space. The central utilities are located in the basement with feeder lines to all eight of the other buildings. The utilities are all underground and include three telephone lines, high speed internet and satellite TV.
There is a large two story barn with a tack room, four stalls, a club room and a hay loft. There is a fine collection of corrals and the entire ranch is perimeter fenced and cross fenced to accommodate range management.
There is a 3,000 foot grass runway at an elevation of approximately 8,300 feet adjacent to the ranch headquarters. Flight time in a Cessna 182 to Aspen is 20 minutes, Glenwood Springs is 15 minutes and Eagle-Vail is 20 minutes.
WILDLIFE
The ranch is home to deer, elk, moose, bear, coyote, mountain lions, turkey and grouse. The largest herd of elk in Colorado surrounds the ranch and in the spring there are as many as 75 elk calves born on the ranch.
