On the 160 acres of irrigated crops the water rights are equal to 150 acres for $3,450/year.
SOILS
The soils consist of Mitchell very fine sandy loam, Mitchell fine sandy loam and Mitchell Epping very fine sandy loam. The mineral rights should be considered negotiable on all acreage.
PRODUCTION
Current production crops are corn and alfalfa.
The average corn yield for Morrill County in 2008 was 159 bushels, as per www.nebraskacorn.org.

IMPROVEMENTS
Within the feedlot a pipe & cable processing area, Johnson waterers, and loading chute are all apart of the modern cattle facility. Additionally, on 72 acres a Lockwood pivot reconditioned five years ago, 23,000 bushels of grain storage in three bins, two of which have drying floors and miscellaneous outbuildings including farrowing barn and livestock equipment. The irrigated crops have a five-year-old Zimmatic pivot with drops. A 1,242 square foot single family, single story home is included.
SUMMARY
