Montana Crow Creek Ranch - Reduction in Price




Crow Creek Ranch consists of 17,386+/- total acres, of which 8,749+/- are deeded. The balance is BLM and state leases. A total of 880+/- acres are irrigated hay ground. The ranch is located 20 miles north of Broadus, Montana, on the Powder River. Crow Creek ranch is a combination of three historic ranches, all contiguous, put together over the last 35 years by one family. There are three separate building sites, only two of which are significantly improved, and these are within a mile of each other. The ranch is owner-rated to run 650 pairs plus.

LOCATION

The ranch is located 20 miles north of Broadus, Montana, on the Powder River, or 75 miles southeast of Miles City, Montana. The ranch has over seven miles of Powder River frontage, plus four miles of Crow Creek, which is the second largest tributary of the Powder River.

ACREAGE

The ranch is a total of approximately 17,386+/- acres, of which slightly over 50% are deeded river and creek-bottom land, 880+/- acres are flood irrigated. On the irrigated ground, hay barley, oats, sorghum cane, and alfalfa for cattle feed have all been grown. From the irrigated hay ground, way more than enough winter feed is produced for the livestock.

DESCRIPTION

The ranch has three sets of buildings, including houses, machine sheds, barns, out buildings, corrals, loading shoots, and other necessary ranching facilities. Currently, there is also a new 4,000 square foot home under construction. There are two large shops for indoor equipment repair on the property.

The ranch has 15+/- miles of water lines, with a water tank every half mile, plus five artesian wells, and numerous springs and reservoirs. This involves three separate pipelines, each with its own well. There is also a developed gravel pit with thousands of yards of gravel for road construction or other needs. The ranch is all peripherally fenced and cross-fenced into 29 different pastures for pasture rotation, with the fences being rated “good” by the owners. Many of the pastures are fenced for sheep.

The flood irrigation system incorporates extensive ditches, dikes, and a river pumping system. The ranch has an extensive road system to the various pastures.

Additional Acreage

Another 5,266+/- total acres with 2,762+/- deeded, with the balance in BLM and state leases, is available adjacent to the Crow Ranch. This ranch is owned by another family member. It also has 500+ acres of flood-irrigated hay ground from Crow Creek, five miles of Powder River frontage, and six miles of Crow Creek. Tremendous water rights are held on both ranches, some of which date back to the early 1880’s. This ranch is capable of sustaining 250+/- pairs on a year-round basis. This additional acreage is available for $2,000,000.

WILDLIFE AND RECREATION

These ranches contain large amounts of mule and whitetail deer, antelope, turkey, sharp-tail grouse, pheasants, and water fowl. The large cedar breaks along the river provide great habitat year-round for the large deer population.

SUMMARY

Crow Creek ranch is a large traditional ranching operation with tremendous water rights and availability in eastern Montana, famous for its high protein grasses. The opportunity to acquire 27 sections with the availability of an additional 10 sections, over half of which is deeded bottom-ground producing abundant winter feed, is a rare opportunity in this part of Montana. The tremendous water rights, some of which date back to the early 1880’s, make this ranch a rare jewel to own. Total capacity of these four ranches is 800 to 1,000 pairs, depending on precipitation, pasture rotation, and operators’ abilities.
