Wyoming Three Mile Creek Ranch - New Listing




LOCATION

The ranch is located approximately 50 miles northwest of Cheyenne, Wyoming on Highway 211, a paved and county maintained road. The ranch is on the eastern slope of the Laramie Mountains, in an area of predominantly large working cattle ranches.

ACREAGE

There are a total of 1,480 acres of deeded land, plus 280 acres of State leased land and 80 acres of BLM (Bureau of Land Management) land, for a total of 1,720 +/- acres. The easiest access is through a neighboring ranch.

THE LAND

In addition to the lush stream bottom there are ridgelines that offer dramatic views in all directions and numerous draws and canyons which provide protection from the elements for wildlife and cattle. There are many other possible home sites or, a larger home could be located near the existing cabin or, the cabin could be upgraded and added on to.

RECREATION

The ranch is located in Game Unit 5, which is well known for trophy deer and elk, as well as pronghorn (antelope) and bear. In addition, big horn sheep can be found on the ranch and the adjoining lease lands. Two owner preference elk tags and two antelope tags are available to the ranch owner.

Threemile Creek which winds its way through portions of the ranch, along with several springs, creates some lush, sub-irrigated, meadows which provide an abundance of grazing and drinking water for wildlife and cattle. Currently, there are a couple of beaver ponds which provide some fishing for Brook trout. Threemile Creek, which runs year-round, is ripe for some professional habitat enhancement which would allow for the introduction of other species of trout.

In addition to hunting and fishing there is plenty of land to horseback ride, hike, cross-country ski, 4-wheel, and snowmobile in the winter.

IMPROVEMENTS

A classic D-log cabin of about 650 square feet has a wood burning stove, a metal roof, and is located in the upper reaches of a secluded valley, with some beautiful views from the covered front porch. There is a horse barn and corral near the stream and meadow area. Note: The house and the barn are of modest construction. The ranch is perimeter fenced and cross-fenced allowing for rotational grazing.

UTILITIES

The ranch is off the grid and there are, currently, no facilities. There is power to the adjoining ranch
