Rist Canyon Ranch




Nestled in the beautiful mountains west of Ft. Collins, this uniquely special ranch offers all of the desired elements: aspens and pine covered hills, lush green meadow, water, and abundance of elk, deer and other wildlife, views and quality improvements. HISTORY

The current owners first found the ranch in the mid 1980’s and tried to purchase this “gem-in-the-rough”, but the previous owners were not ready to let go. Eventually, when the time was right, a deal was made. Since purchasing the ranch, the owners have torn down, cleaned up and hauled out old structures to lovingly rejuvenate the ranch to the park-like setting you see today

They meticulously built the barns and horse facilities to accommodate the needs of
a small horse breeding or private equestrian operation. Personally designing the vet facilities, the kidney shaped mare barn design, the stallion runs and the other out buildings. Detailed with wrought iron accents, they are as attractive as they are functional. The owners have selected another ranch and are pleased to pass the Rist Canyon Ranch to the next generation of owners.


LOCATION

The Rist Canyon Ranch is located just 15 miles, ½ hour west of downtown Ft. Collins, Colorado. Access from Larimer County Road 52 E, a paved road through scenic Rist Canyon, which begins at the small foothills community of Bellvue.

Commercial air service is available in Denver, less than 2 hours from the ranch. The Ft. Collins – Loveland Airport is located within 45 minutes of the ranch and with private plane capabilities.


GENERAL DESCRIPTION

The Rist Canyon Ranch is an exceptional blend of varied terrain and vegetation providing the feel of an end-of-the-road property within commuting distance of Ft. Collins. Property features include gently sloping meadows to mountainous hillsides, interspersed with aspen groves and pine. Open meadows framed by hardwood rail fences lend to this pastoral setting.

Many springs provide water for livestock and wildlife. A year round pond fed by springs has been stocked with trout, and a small stream flows through a portion of the ranch. Developed and natural trails provide opportunities for hiking, riding and cross-country skiing throughout the ranch.

Four-miles of West Virginia split-rail hardwood fencing has been used throughout the property framing the meadows. The wood was chosen for its durability and lasting beauty.


ACREAGE & TERRAIN

The ranch contains just over 442 acres. The present owners have expertly and painstakingly rejuvenated the land to produce fine quality native grass hay. There are approximately 200 acres of sub-irrigated hay meadows, about 100 acres of which are being harvested and produces 120 to 150 tons of top quality grass hay annually. Depending upon precipitation and management an additional 50 acres could be placed into hay production.

In addition to the fenced pastures and large park-like meadows, the balance of the ranch is a wonderfully diverse mixture of valleys, mountainsides, rolling tree covered hills and high ridgelines, which insure the ranches privacy. The ranch adjoins the Roosevelt National Forest and ranges from 7,400 feet to 8,000 feet in elevation. The region is normally blessed with abundant moisture to replenish the lush vegetation on the ranch. The ranch is home and solace for a resident herd of 40 elk and the regional migration path for over 200 head of the majestic animal.



WILDLIFE & RECREATION

Terrain, vegetation, location, and water establish ideal habitat for a wide variety of wildlife. Elk, deer, bobcat, mountain lion, and bear utilize the ranch at various times of the year. The north end of the property is on an elk migration route providing excellent hunting or viewing opportunities. Numerous smaller animals, as well as turkey and raptor species, frequent the area. A 3-acre pond is a centerpiece of the ranch and historically stocked with trout.

The ranch is adjacent to Roosevelt National Park, which includes the nearby Cache La Poudre Wilderness Area. Rocky Mountain National Park is a short distance southwest of the Rist Canyon Ranch. The Poudre River lies a few miles north of the ranch, offering a high quality public fishery. Numerous nearby lakes, reservoirs and smaller streams also provide a wide variety of water sports. The Steamboat Springs Ski Resort is 3 1/2 hours from the ranch.


IMPROVEMENTS

The improvements are situated on the east side of the ranch accessed by paved Larimer County Road 52 E. Improvements are exceptionally well conceived and have either been recently constructed or remolded.

Great time and care have been placed in the current construction and location of the improvements. The residence is a comfortable home consisting of 3 bedrooms and 1 ½ baths. Renovation included modernizing the kitchen, wiring, septic, roof, log siding, and flooring. The house is served by a domestic well and a 1,000-gallon reserve cistern system. For those desiring a larger, more imposing home, this structure would be an excellent guesthouse or manager’s quarters.

Recently constructed buildings include a state-of-the-art 36’ x 60’ four stall barn with vet facilities, office, storage, and utility room. An equipment storage and a 32’ x 60’ hay barn building has a commercial sized electric door providing access for a three-car garage and smaller equipment with hay storage for 80 to 100 tons. The 16’ x 80’ mare shed and two 12’ x 36’ loafing sheds are accompanied by hardwood split rail paddocks. The newer facilities are of excellent quality construction utilizing high altitude lodgepole and spruce siding, treated cedar trim, and fire retardant cedar shake shingle roofs. A separate electric and septic system serves the horse barn. Utility lines are buried reflecting the well-conceived layout and contribute to the aesthetics of the improvement site.

Also available with the ranch is an import-export equine quarantine permit. This is the only private approved quarantine facility in the area.


CLIMATE

The area enjoys a temperate climate despite the mountain location. At 7,400’ elevation you’ll experience delightful summer days with very little humidity and comfortably cool evenings. Winter temperatures are naturally colder, but winter snows often melt quickly in the open areas, accumulating in the forests and on the north facing slopes. Summer moisture is often in the form of afternoon showers or thunderstorms.

DEVELOPMENT POTENTIAL

Preliminary survey and site maps have been drawn following county R.L.U.P. ( Rural Land Use Process ) guidelines, to facilitate the process should the future owner choose to develop the property or to place a Conservation Easement on the ranch.
