LOCATION

Tybar Ranch is located four miles outside of Carbondale in the heart of Colorado's central Rocky Mountains close to Aspen. The ranch is situated in the Crystal River drainage area, along Prince Creek at the foot of Mt. Sopris in the Elk Mountains, known as East Mesa, a large agricultural area. At an elevation of 6,500 feet above sea level, the Carbondale area is characterized by an average of 295 days of sunshine, low humidity, mild winters and comfortable summers. Although the ranch is located near the town of Carbondale with a population of 6,500, it is also part of the Roaring Fork Valley. The Roaring Fork Valley is a geographical region in western Colorado defined by the valley of the Roaring Fork River and its tributaries, including the Crystal River and the Frying pan River. The Roaring Fork Valley includes the communities of Glenwood Springs, Carbondale, Basalt, Snowmass Village, and Aspen.

NEW HOME DEVELOPMENT AND SUBDIVISION/PLANNED UNIT DEVELOPMENT

The ranch has an approved platted 11 lots (one ten-acre lot, the other 9 lots are 5+/- acre lots) spread across the Ranch with beautiful views of the valley and mountains. Very large square footage homes with ADU’s can be built along with infrastructure, all within the Ranch and includes beautiful views. An option to preserve ranching and agriculture on the ranch and establish an Equine operation for the homeowners is available. ACREAGE AND DESCRIPTION

Tybar Ranch consists of 460 +/- acres of irrigated hay fields and irrigated pastureland surrounded by native woodlands and shrubs that provide important seasonal and winter forage for livestock and big game. A significant portion of the property also possesses a soil type considered by USDA to be “prime farmland if irrigated” because of its rooting depth, texture and water holding capacity.

The ranch adjoins private lands to the north and west. To the east the property adjoins 9,200 acres managed by the BLM (U.S. Bureau of Land Management Land), which connects to the extensive White River National Forest. The ranch currently has grazing permits on the White River Forest Service and the Bureau of Land Management.

WATER RIGHTS AND RESOURCES

Tybar Ranch enjoys senior water rights in the Mt. Sopris Ditch System, with water sourced from Prince Creek diversions as well as from water collected and stored in Dinkle Lake for late season deliveries. It is also served by a number of water wells together with separately adjudicated water rights for springs and ponds originating from water sources located on the ranch itself.

Ninety-percent of the irrigation for Tybar Ranch is gravity fed, ten-percent is provided by a diesel pump. The irrigation infrastructure on the property consists of buried irrigation pipe with riser connections for side-roll sets. Irrigation water is pumped from a pond south of the property. The pond is charged by Mt. Sopris Ditch, which crosses the property from south to north. Mt. Sopris Ditch flows across the east part of the property supporting vegetation along its banks. In addition, One Third of VandeVentor Spring is available to the ranch. There are several wells on the property. Natural gas service is in all buildings.

WILDLIFE

Tybar Ranch features spectacular hunting, located in area that is known for large game animals such as elk, mule deer, black bear, and mountain lion. Turkeys and quail can also be found on the property. The Colorado Division of Wildlife maps Tybar Carbondale Ranch as an elk winter range and mule deer winter and summer range area. This ranch also offers world-class fly- fishing opportunities with the Roaring Fork River, Crystal River and Frying pan River in the area.

IMPROVEMENTS

Tybar Ranch offers a multiple improvements throughout the property such as a main home, a employee two level home, five apartments, two barns with outside corrals, three hay sheds, an equipment shed, tack room with horse corral, and a 4,800 square foot shop with office and five-bay machinery storage. The ranch also includes an approved and platted 11-lot subdivision.

Main House – Approximately 7,400 square foot, three-bedroom, four full bathrooms, two-half bathrooms, a full basement with elevator, two offices, exercise room and studio, two-car garage, and a two-vehicle carport.

Employee Housing – Two separate living spaces with a three-car garage. Downstairs consists of a three-bedroom, two-bathroom living space; and the upstairs consists of a master suite, living room, dining room with two bathrooms.

Barn Apartment – 1,480 square foot, two-bedroom, two-bathroom apartment with full kitchen, living area, washer/dryer, and deck with Mt. Sopris views.

Corral/Show Barn – 3,000 square foot barn with bathroom and bunkroom attached to outside corrals.

New Prince Creek Barn – Located off of Prince Creek Road, the main barn has an approximate total of 22,000 square feet, 2,880 square feet of covered exterior with over 2,200 square feet of heated space that consists of a large office/reception, conference room, two bathrooms in the lower level, a large kitchen/lab and laundry area. The second level has 1,490 square feet of livable space including three bedrooms, two bathrooms, a full kitchen and dining room with a sitting area. An observation room of the arena is on the second level. The indoor arena area measures approximately 18,000 square feet and the barn is structured to accommodate and build ten horse stalls and outside runs.
