The home sells with 100 acres of grass in a fenced in pasture. That is currently receiving $15/ acre yearly income as it is enrolled in grassland CRP program.  

ADDITIONAL ACREAGE

There are 1,370 additional acres that may be available to the Purchaser. Carrying capacity if traditionally managed with CRP contract is 84 pairs. It is a mixture of warm and cool season grasses with species like blue gramma, crested wheat grass, little blue stem, buffalo grass, sweet clover and needle and thread grass to name a few. The current owner has seen gains in yearlings of 2+ lbs/day. There are 9 pastures including the 100-acre pasture that sells with the homestead. All range from 160 acres to 100 acres in size with at least one water source in each. There are multiple wells including two solar wells that both have ample storage. A 35,000-gallon cistern and a 15,000-gallon bottomless tank. The bottomless tank has a great trap in the corners of four of the pastures, making it easy to rotate pastures, doctor animals and manage grass. In the ¾ of a section on the west side of RD 49 there is a submersible that feeds the 3 tanks in each pasture. The perimeter of the property has three-strand barbed wire fence and in the areas that the original fencing existed a pollinator was put in and fenced out with a two-strand high tinsel electric fence creating a new perimeter. The total acreage is enrolled in the NRCS Rangeland CRP program and receiving $15/acre. Additional income can also be made as by leasing the acreage to graze. The current leaser would be interested in continuing to do so and would sign a long-term contract.  Earning potential $15-$27/acre.
